19 Louisa County homes sold in July. The average sale price was $241,915, with an average days on market of 168 days. The homes sold for 95.42% of the list price.
In June 2009, 17 homes in Louisa County had contracts that closed. The homes sold for an average of $196,226. They were on the market for an average of 136 days and sold for an average of 95.45% of the list price.
8 Louisa County Virginia homes sold during May of 2009. The average sale price was $216,811, with an average DOM of 181. They sold for an average of 95.06% of the list price.


Today 1/13/2009 there are 190 Louisa County VA homes for sale for an average list price of $356,710, a median of $236,435. The homes have been on the market for 192 days so far.
In the time frame from 1/1/2008-8/1/2008, 200 homes sold in Louisa County, however only 142 Louisa County VA homes sold during the same time period this year. This represents a decline in sales in the Louisa County VA real estate market of -29.0%.

As you can see the Louisa County VA home sales have increased during the past two months. However with the lower numbers for contingent and pending homes in July I would not expect to see a similar increase in homes sold for August. If you look at the graph of year to date sales you can see how there have been considerably fewer homes sold this year to date as compared with last year and also that the largest number of sales have been in a lower price range.

22 Charlottesville condos sold during July 2009. The average sale price was $202,808, with an average list price of $212,808. They were on the market for an average of 65 days and sold for an average of 95.33% of the list price.
In June 2009, we saw 25 Charlottesville Virginia condominiums with contracts that closed. The average sale price was $175,004, with an average list price of $187,822 and an average DOM of 133 days. The condos sold for an average of 93.18% of the list price.
18 Charlottesville VA condos sold in May 2009 for an average price of $148,178. They were listed for an average price of $164,867, were on the market for an average of 75 days, and sold for an average of 89.88% of the list price.


From 1/1/2008 - 8/1/2008, 148 Charlottesville Virginia condos sold. However during the same time period this year only 81 condos sold in Charlottesville. This represents a decline in sales of -45.3%.

Today, 8/9/2009, there are 209 Charlottesville VA condominiums for sale for an average sale price of $242,826, a median of $187,500 and an average of 193 days on the market so far.
As you can see the sales on the Charlottesville VA real estate market for condos are way down. Tow factors that play into this decline are the large number of condo foreclosures, particularly of investor units, that have come on the market and the unavailability of financing for unwarrantable condo projects.

The Charlottesville area has several 55+ communities. Unlike many people's preconceptions, 20% of the residents in a 55+ neighborhood may actually be under age 55. When you examine this regulation it actually makes perfect sense. Many couples have age differences with one spouse being over 55 and the other under. With these regulations if the older spouse dies the younger may still remain in the home. Or suppose for some reason a grandchild would need to come live with the grandparents; in a 55+ community that would be able to happen. However in an over 62 community, all of the residents must be 62 years old or older.
Many Charlottesville 55+ communities have amenities such as walking trails which appeal to the active lifestyle of our older adult population. Other of these communities are located to be convenient to shopping or senior centers. First floor masters and one floor living are important considerations for these homebuyers as well.
The following are Charlottesville Virginia 55+ neighborhoods. Branchlands is on the northside of Charlottesville, University Village to the west and The Cottages at Jefferson Heights is on Pantops just east of town. Nahor Village is close to Charlottesville in Fluvanna County. In Greene County you will find Four Seasons and Evergreen Village, and Roseland is in Nelson.

19 Greene County VA homes sold during July 2009. The average sale price was $273,244. The homes had been listed for an average price of $278,914, had been on the market for an average of 96 days and sold for an average of 97.97% of the list price.
In June 2009, 27 Greene County homes had contracts that closed for an average price of $237,677. They had been listed for an average of $242,281, and had been on the market for an average of 96 days. The homes sold for an aberage of 98.10% of the list price.
13 Greene County Virginia homes sold during May 2009. The average sale price was $281,230, with an average list price of $286,782 and an average DOM of 78. They sold for an average of 98.06% of the list price.


From 1/1/2008-8/1/2008, 119 homes sold in Greene County. During the same time frame in 2009, 94 Greene County VA homes sold. This represents a -21% decline in home sales on the Greene County VA real estate market.

Today 8/8/2009, there are 184 Greene County VA homes for sale at an average price of $328,456 and a median of $269,495. The homes have been on the market for 144 days so far.
