18 Fluvanna County homes sold during July. The average sale price was $275,028 with an average list price of $289,169. The homes were on the market for an average of 143 days and sold for an average of 95.11% of the list price.
In July 2009, 26 Fluvanna County VA homes sold for an average sale price of $203,003, with an average list price of $204,919, and an average DOM of 150. They sold for an average of 99.06% of the list price.
In May 2009, 17 homes in Fluvanna County Virginia had contracts that closed. The homes sold for an average of $273,405. They had been listed for an average of $288,566 and had been on the market for an average of 115 days. The homes sold for an average of 94.75% of the list price.


Looking at a comparison of the year to date figures in 2008 and 2009 we will get an overview of how this year's Fluvanna County VA real estate market is performing. From 1/1/2008-8/1/2008, 201 homes sold in Fluvanna County; however during the same time frame this year only 132 Fluvanna homes sold. This represents a decline of -34.3%.

Today 8/5/2009 there are 277 Fluvanna County VA homes for sale. The average list price is $307,034, with a median of $249,900. The homes have been on the market for 150 days so far.
If we look at the sales rate over the past three months and the number of homes that are currently on the Fluvanna County real estate market, we can see that at the present rate of sales there is 13.85 months of inventor on the market. Since 6 months of inventory is called a balanced market, you can see that we are still strongly in a buyers market.

44 Charlottesville homes sold during July 2009. The average sale price was $305,401, with an average list price of $321,191. The homes were on the market for an average of 88 days and sold for an average of 95.08% of the list price.
In June 2009, 47 homes sold in Charlottesville VA. The average sale price was $296,735 and the homes had been listed for an average price of $308,591. They were on the market for an average of 98 days and sold for an average of 96.16% of the list price.
In May 2009, 25 Charlottesville Virginia homes had contracts that colsed with an average sale price of $387,580. The homes had been listed for an average price of $412,361 after being on the market for an average of 103 days. They sold for an average of 93.99% of the list price.


Lets also compare the year to date figures from 2008 with the sales from the same period this year. From 1/1/2008-8/1/2008, 245 homes sold in Charlottesville, VA. However only 175 homes sold during this time frame this year. These figures translate into a decline in sales of -28.6%.

Today 8/3/2009 there are 209 Charlottesville VA homes for sale at an average list price of $369,770 and a median of $299,900. They have been on the market for 146 days so far.
As you can see the June and July sales in the Charlottesville VA real estate market were up considerably from May; however we can see that the contingent and pending sales in June are down from the two months before so we will not see a rise in closed contracts for August. We can also see that the price homes that are selling are in the $200,000 - $350,000 price ranges. This may be a result of the first time homebuyers who are buying now to take advantage of the $8,000 first time homebuyer tax credit.

90 Albemarle County homes sold during July. The average sale price was $519,792. The homes had been listed at an average price of $575,253 and were on the market for an average of 123 days. They sold for an average of 90.36% of the list price.
Lets compare with June when 66 Albemarle homes had contracts that closed. The average slae price was $458,922 with an average list price of $485,915 and an average DOM of 97. The homes sold for an average of 94.44% of the list price.
In May, 2009, 70 homes sold in Albemarle County. The average sale price was $423,798 and the median was $451,393. They were on the market for an average of 133 days and sold for an average of 993.89% of the list price.


We will also compare the year to date sales for 2008 with those for 2009. From 1/1/2008-7/1/2008, 442 Albemarle County homes sold; however during the same time frame this year only 349 homes sold in Albemarle. This translates to a -21% decline in salesin the Albemarle County VA real estate market. Even though this still sounds like a lot we are moving in the right direction. In June when we looked at the year to date sales figures we were -29% behind the 2008 sales, but the strong July sales figures have decreased the deficit to 21%.

Today, 8/3/2009 there are 649 Albemarle County VA homes for sale. The average list price is $938,918 with a median of $450,000. The homes have been on the market for an average of 163 days so far.

You have probably been hearing this year about how the national real estate market is improving. However it has really been May this year before I started feeling it in the Charlottesville-Albemarle area.
Below you will find a graph of the year to date sales data for single family detached homes in Charlottesville VA and Albemarle County.

If you study the graph you will see that the months of inventory that we have on the market has decreased from 27 months worth of inventory in January to 7.5 months of inventory in July. The peak season in our local real estate market is traditionally the spring, but this year is different. As you can see we have had the highest number of monthly sales in August this year. The number of Charlottesville VA homes sold have been the highest in May, June and July this year. The sales have steadily improved during those months. Judging from the way that my phone has been ringing, I think we will continue to see improvement in the Charlottesville Virginia real estate market in August as well.
