It seems like everybody has heard we're in a buyer's market for the first time in twenty years. But what does that mean, exactly? I am not sure we are all on the same page about that.

For sellers, it means, buck up. Competition is stiff and if you need to sell, you must compete for a buyer. Your home must be priced favorably and show better than the other dozen or so homes that buyers will see when they look at yours.

It DOES NOT MEAN you can "test the market" and see what's out happens. You are shooting yourself in the foot and stigmatizing your house. That strategy should be reserved for a seller's market. If you do not intend to sell unless you receive "your price," seek the advice of a competent REALTOR. You may do well to hold off listing your home.
