I went to meet a broker who was one of my regular clients at a small, vacant, 1 bedroom condo he was putting on the market. We went from the front door, through the hall and into an itty-bitty kitchen, teeny dining area, through the living room which had some type of side den with glass french doors opening to the living room and hall. I looked around a little puzzled and said, "so, where's the bedroom?" Well, to my undying embarrassment, he laughed and said "you're standing in it!"
TRUE STORY! I know you must be thinking I'm an idiot, but COME ON! It didn't have any closets and the doors on two sides were all windows. The closets were across the hallway. Well, thank goodness I had done many stagings for him, because I looked him in the eye and told him that if I didn't know what the room was, neither would the buyers.
Just had to share that laugh at my expense. Sometimes the need for staging is just so obvious. :)

Just sharing a few of my favorite table settings and table-scapes used in staging and model homes. I love interesting elements that work with the feel of the property such as the branch candle holders with bird napkin rings used in a vacation home near Hood River overlooking the Columbia River and forest. Also enjoy unusual contemporary objects like the porcelain crinkle cups against orange CB2 plates and spun vinyl Chilewich placemats for a contemporary loft in Portland's funky Hawthorne district. For a penthouse loft in the city I used very minimal white plates, a textured glass plate and tiny triangular bowls with wild rice inside for texture. The tall straight wine & champagne glasses, paired with the tri-level candle holders call to mind a city skyline echoing the view from the penthouse.

This small condo had an awkward nook at the end of a hall. Used to be a closet, but now was ... well ... nothing! By staging it with a contemporary compact desk and colorful accessories it was turned into a fun, efficient and useful home office! I love how staging can take something a buyer would perceive as a problem and turn it into a benefit! When staging this model home for the H45 Lofts, I needed an inexpensive way to create art for it's 23 foot ceiling height. I found this great fabric by Marimekko and made a 14 foot tall panel with rods sewn into the top and bottom to make it hang straight. It gave a much needed blast of color against the gray concrete walls. Of course we needed a very long ladder. I confess to letting my assistant climb up there to hang it ... too scary for me! If there was any doubt in my mind about the power of staging, this property erased it. My clients had this beautiful condo in the Bridgeport Building in Portland's Pearl District listeed for months. it was in perfect shape, but empty. They had a qualified buyer take a look at it, but she passed. Said it just didn't do it for her. So they hired me to do a full staging of all rooms. I brought in furniture, art and accessories, but nothing about the condo itself was changed.
Well I don't know how they managed it, but they got her to come back and take another look. Very rare! At first she refused to even believe it was the same unit! But the happy ending ... she fell in love with it and bought the condo.
