Verification of occupancies within the Four Boards of Realtors that we operate within. All of this is done within 24 hours and most of the time within 12 hours of the time we have received the order.
We have been working with various Asset Managers for quite some time now. We have had to adjust to this market as have some of the rest of you. We still are helping the Non-bank sellers and assisting our buyers find what they want. And we do this as a priority as this REO market will not be around forever.
But we have a delicate and pre-planned manner in which we deal with our Clients including the many banks that trust us to best represent and get them the most for their Assets.
So how do we do this. I do the Verification of Occupancies Myself, That is Connor MacIVOR, and if it is wrong or not what the banks want there is only one person to blame, that is Connor MacIVOR. I am about taking responsibility with the Banks and our other clients, I have never passed the buck and will never. I have had a lot of positive comments from the Asset Managers that we work with about responsibility and accountability - About how other agents drive them crazy and how they are blessed to be working with us. I hear the different asset managers complain about their other agents that are across this USA and what they do that irritates them beyond their ability to deal with them. They don't answer their calls. They don't get back to them via e-mail, they are rude, short and don't have time to explain what they have done with the Banks Assets.
Furthermore they are submitting just offers where they are representing the buyers. And with that expecting the Bank to think that they are the only game in town.
Hogwash - Dealing with the banks is like dealing with Private Sector. They want to have open lines of communication, they want their agents to have eaten lots and lots of humble pie. They also don't want the "attitude" that sometimes comes from us TOP PRODUCING agents. No 'Tude here - My daddy taught me how to eat humble pie and I do it regularly.
I answer my phone - I answer my e-mail and I am about full disclosure with the bank. If there is an asset that needs X? I tell the bank about and give it justification. I would never have a private sector person trust me just because I am Connor MacIVOR, I would never ask the bank to do that either.

This is how it works - you want to find your home's value - or are a buyer that is wondering what activity looks like ina particular neighborhood of interest - Then go to the sites above. Then enter the information that it asks for - related to the home you are wanting to research.

Back to it, it then utilizes my personal password and user name to access the correct and pertinent Board of Realtors. Then it does the "market snapshot" search with the property you entered as the center. In about 30 minutes you will get the market snapshot sent to your e-mail. Simple, effective, and without being scrubbed to give you the most positive scenario. It is not filtered and straight from the source. That is how we like it! - Our Best - Connor and Paris MacIVOR.
What a blessing Top Producer and their products have been. I went into it kicking and screaming, but have now embraced it and started to use it to help prospective clients.
So much so that if you type in any city (we actively work) followed by a 911.com you will be taken to these pages that have been built that show the Market Snapshot in its full Glory coupled with the Community and School Reports. Ventura county and Santa Clarita with the Antelope Valley have been completed. I have to continue with the cities within the San Fernando Valley.
How does it work? The system goes directly into the local MLS database and obtains that real time date. Then in about thirty minutes it will send the user/client a Market snapshot that is interactive. Not just a e-mail list of the happenings. A Real Time Snapshot that is able to be looked at utilizing a Map Interface and other wonderful portals to view the data obtained.
We are running 4. One for each one of the areas we actively list and sell homes to our select clientele. Law enforcement and Fire Department live all over. In fact they commute long distances. Their Market Snapshots have been used by RE/MAX of Santa Clarita and the Paris911 Team for sometime now, we have developed pages that are utilizing their widgets exclusively. Why? Because it plays along with what we are about - Code, Honesty and Integrity.
Let me explain. The data, that is compiled anywhere from 5 to 30 minutes from the Engine that was developed by Top Producer Systems, is obtained directly from the source. Precisely from that local Board of Realtors and directly from their MLS Data Feed. It uses the Subscribers(Realtors) user name and password that is used to access the MLS when they are doing searches for listings, updating their prospect searches, and inputting listing data. Every property that is on the market and available for sale is placed into those respective databases.
If you go to Realtor.com, you will find most of the United States MLS Boards of Realtors accessible by the user in their hunt for homes. We are showcased members of Realtor.com and love it as a resource. But The Market Snapshot is a different animal entirely.
The Top Producer Systems product pulls directly from the Local Board of Realtors - When it pulls the data it is clean and not manipulated to fit any specific intention. It is real time and hot off of the server.
