Manhattan Beach Real Estate For Sale

11-15-11
Matt Pernice

Manhattan Beach is a small beach town just 19 miles southwest of Los Angeles and 3 miles away from the international airport. Despite its proximity to one of the largest population centers in America, this is an upscale residential village with tree-lined streets, over two miles of beachfront, and a historic pier. Manhattan Beach Real Estate For Sale offers unprecedented new opportunities in this exclusive community.

Most of the residents of Manhattan Beach, around 15,000 households, are professionals working in Los Angeles and their families. Standard of Living is one of the highest in the country, and the schools are second to none. The town has its own film studio and is well known to many Hollywood types. Ever since it was incorporated at the turn of the last century, the town has been an elite beachfront satellite. It has a strand and a picturesque pier, as well as world-class shopping, international fine dining, and some of the best surfing in the area. Situated at the southerly end of Santa Monica Bay and enjoying one of the most agreeable climates on earth, this is the town that people imagine when they think of relaxed southern California living. Manhattan Beach properties are highly desirable. Manhattan Beach Real Estate For Sale makes this a great time to consider investing in the area.

Obviously the real estate market in town has suffered due to the recent crisis along with the rest of the country. This is a community with deep pockets, however, and so the market here was protected against wild fluctuations. After the spike and crash of the real estate bubble, home values returned more or less to pre-boom levels and have been steadily rising. This is a highly desirable location and will always remain inherently valuable as an exclusive residential village next to all the action of Los Angles. Smart real estate investors are currently finding new points of entry into a market that had been quite closed.

One upswing of recent events is that the real estate market has been shaken up a bit and reshuffled. For savvy investors, there are new opportunities in many unexpected places. There is currently Manhattan Beach Real Estate For Sale offering some interesting glimpses. While buying into high end properties probably won't offer the rapid turnovers of riskier marginal offerings, long term value is almost a sure thing. After the recent turmoil, many believe that the smart money today is in slow and steady growth. Because of its idyllic setting, Manhattan Beach continues to grow at a healthy, controlled rate. Along with the financial resiliency demonstrated in the crisis, this speaks well to a strong future and increasing home values.

Home prices in the town are admittedly on the high end. For those with the resources to invest at this level, however, there are many attractive offers available. This year, the average home price is around 2 million for a large 3 bedroom near the beach, though some properties are selling for much less. Because of its elite location and important ties to Los Angeles, it seems unlikely that home values will do anything except go steadily up in the future. Manhattan Beach Real Estate For Sale is currently offering great deals for smart investors.

Manhattan Beach Homes And Associated Closing Costs

11-13-11
Matt Pernice

The final part of any real estate property acquisition process involves closing the deal which comes with all sorts of closing costs and fees. It is the intricacies surrounding this part of the acquisition process that seem to confuse most home buyers. Anyone looking to invest in Manhattan Beach homes should understand the following two categories of closing costs:

•Fees payable to the two government tiers, that is; local and state governments such as state, county and city transfer taxes, as well as taxes for prepaid property and recordation fees. Los Angeles, where Manhattan Beach is located, has a county transfer tax of $1.1 per every $1000 of the total transaction value.

•Mortgage and loan obtaining costs such as interest prepayments, mortgage & hazard insurance, commitment & processing fees, loan documentation & origination fees, credit checks, appraisals and title insurance fees. Some of these levies are not applicable to investors who buy their Manhattan Beach homes on a cash basis.

The good news is that the process of placing offers and counteroffers, for Manhattan Beach homes, is usually characterized by a negotiation of these fees. The Good Faith Estimate (GFE) from the lenders spells out all the closing costs involved in the transaction. It is advisable to solicit at least three GFEs from different mortgage lenders so that you can be assured of the best closing costs charges. It is good to note that these are only estimates which might differ with the actual costs payable. HUD-1 settlement statement lays down the actual charges payable by the borrower as closing costs a day before the actual settlement.

Below are some of the most common fees of any deal closure involving Manhattan Beach homes according to the California Association of Realtors (CAR):

•Property inspection fees: It is vital that all Manhattan Beach homes intended for sale have an inspection carried out them especially during escrow. Qualified inspectors are capable of detecting anomalies within the property which will give you ample time to request for repairs. This fee ranges from $275 to $450 depending on the property size.

•Origination points: This fee is payable to lenders for the evaluation, preparation and submission of the proposed mortgage. This fee takes the form of a percentage.

•Application fee: This fee is payable to the lender at the exact time that you file your application. It covers the lenders cost for the processing of your loan information. It is a non refundable fee in the event that your loan application is rejected or you change your mind.

•Appraisal fee: This usually ranges from $150 to $400 depending on the size of the property in question. It is used to pay an independent firm so that they can carry out appraisals on the property that you intend to purchase. This estimate is important to lenders so that they can be able to determine the amount of money to advance you as loan for any of the Manhattan Beach homes.

•Credit report fee: It gives lenders an insight into your credit status. It ranges from $45 to $55.

•Title insurance and title search: This fee covers all detailed examination of any historical record touching on your chosen property at Manhattan Beach. The primary intention of the search is to assure the buyer that he or she is doing business with the property’s legal owner. Common defects unearthed by the title search and which are not necessary limited to Manhattan Beach homes include unsatisfied mortgages and unpaid taxes. This particular levy is vital in cushioning property owners against ownership tussles.

•Title insurance: Protects you, as the buyer, in case of a legal suit or claim arising from some unpaid mortgages, tax liens or any other technicality that might have been overlooked during the property’s title history research. Should the claim be found to be valid, you stand to be compensated fully according up to the policy’s face amount. Apart from the owner’s policy, title insurance also consists of the lenders policy which protects the property interests of the lender as far as the outstanding balance is concerned.

•Property taxes and insurance premiums: Lenders usually require buyers to pay for real estate taxes and insurance premiums; all of which are due after the closing process is duly finalized.

•Other closing costs associated with Manhattan Beach homes include flood certification fee which amounts to $30 for any property that may be located in a zone prone to flooding, interim interest and a recording & transfer fee ranging between $50 and $150 for covering the costs incurred during the recording of your Manhattan Beach home.

Find Beautiful Hermosa Beach Homes To Meet Your Needs

11-12-11
Matt Pernice

Anyone who is looking for beautiful Hermosa Beach homes will want to consider the advantages of working with an experienced local real estate professional. While it is possible to find many great Hermosa Beach homes being offered for sale by private homeowners and investors, an area real estate agent experienced in their particular market will likely have many more options than one would find on their own.

For one thing, local agents who specialize in Hermosa Beach homes have a keen understanding of the properties available in their area. They work everyday with other real estate professionals and brokers, as well as homeowners, and can be a wealth of information when it comes to the properties available in their area. Finding the right Hermosa Beach home takes not only knowing what you want, but being able to find it as quickly as possible.

One of the first things you will want to do when you make the decision to start looking at Hermosa Beach homes is to get a clear understanding of what it is you are looking for in your new home. This information should include everything from size specifications, amenities and location to purchase price. By narrowing down your options, you will have a better idea of what is available in your price range and will be in a better position to find a home that meets your needs.

Start by speaking with a lender and getting prequalified for your mortgage. When you start looking at Hermosa Beach homes for sale, you will find yourself at a great advantage if you have already been prequalified. Not only does this step show sellers that you are a serious buyer who is ready to take action, but it ensures that you have no hidden surprises that may crop up when it comes to securing financing. Once you have been prequalified by your lender, you will be able to have a clear understanding of the amount of money you can borrow and the price range you should be concentrating on. The prequalification step is an integral part of making the entire purchase as stress-free as possible and should be completed as soon as you know you want to begin looking for Hermosa Beach homes.

When looking at all the beautiful Hermosa Beach homes currently on the market, it can seem hard to make the right decision. Knowing your financial limitations as well as the needs of your family can help you make the right choice. Carefully consider things such as location, area schools, community amenities, access to cultural events, restaurants, shopping and other features that will provide a better quality of life for your particular lifestyle. Everyone has their own needs and finding a property that meets yours is what should be your primary focus.

If you are looking at Hermosa Beach homes, be sure to consider things such as traffic flow and public transportation, especially if you will be commuting to work. A peaceful Saturday afternoon can quickly turn into a nightmare commute if you are not aware of the typical morning traffic surges on a given area. Before making your final decision, it might be wise to visit a property during these peak flow times to ensure you know how long a commute will typically take you.
