How to get your Home Sold fast

I have spent almost 20 years selling homes in the Raleigh and Cary areas. Over the years I've learned a few things. One is, if you going to do it, do it right...wait maybe that was what my mom said. Oh well, the same holds true in real estate sales. If you are going to go through the stress of selling your home, then do it right from the beginning.

Below are 3 very important Steps you must take before the Fore Sale Sign ever goes up in your yard.

1. Get an objective opinion from a Professional.
Realize you can't look at your own home objectively. It's like the parent of an ugly child...you just don't see your home as others do. Hire a decorator or home Stager before you pick up a paint brush or order those new floors. Cost ranges from $100 to $150 an hour. They know what buyers are looking for in today's market as far as colors, types of flooring... A good Stager does more than move furniture around. They will make suggestions on what to leave and what to store. Many times this means throwing out the old and or storing the excess. Home Stagers have seen hundreds of homes and have made it their job to know what buyers in your price range want and they know what pleases the eye. You only get one chance to make a great first impression.

Keep in mind, a clean and freshly painted home will get you only so far. That means everything should be clean and organized - closets, bathroom vanities, the garage and basement.

2. Don't take your own Photos. Today's Home Buyers start their home search on the Internet. Is your home Internet ready? I'm sure you're great with a camera but selling your home is serious business. Hire a professional Photographer that specializes in taking home photos for the Internet.
The cost can be as little as $100, for multiple on-line snapshots. Think of it this way: If someone doesn't like how your home looks on the Web, they won't bother to inquire further.

3. Maximize your On-Line Presence. There are hundreds of web sites where you can advertise your home on-line. Make sure you are featured on each one. Re-post your ad at least weekly.

Luxury Home trends and the Outdoor Kitchen

Outdoor kitchens have really caught on in the Triangle area in recent years.

There are endless design possibilities. I see everything from just a stone fireplace with a built-in steel grill to elaborate settings on slate floors with multiple grills, granite or tile countertops and built-in refrigerators. Pergolas are a popular overhead cover. It adds to the outdoor drama and keeps the area open and breezy to eliminate the worry of too much smoke.

How much value does an outdoor kitchen space add to your home? I think it adds value in all price ranges. You can spend anywhere from $1000 to over $100,000...or more. If your Raleigh home is currently valued under $500,000 then plan to stay in your home awhile, especially if you go all out on the design and expense. Just like in ground pools... you will need to stay in your home long enough so that you're your enjoyment is in balance with resale. If you sell your home the first year...maybe even the second year, plan on a 50% return on the money you spent. Credit the other 50% in the fun times you had.

The Luxury home market will be more generous on investment return for dollars spent. Our local luxury homebuyer expects to see a well designed and upscale outdoor living space.
