I have taken my grandchildren to hear him and was a hit he is. It is called a Good Walk For Kids and it certainly is a good cause. It si a Life is Good Festival and it is on the Boston Common. Mark your calendars! We're back on Boston Common for more great outdoor fun and fundraising at the Life is good Festival on Boston Common, Saturday, June 20th from 11 - 5pm.

We'll ring in the summer with an amazing music lineup including five-time Grammy and Lifetime Achievement Award winners The Blind Boys of Alabama, rising national star Brett Dennen, and family-favorite SteveSongs. And we'll keep rockin' all day with food and drink aplenty plus a colorful mix of good-time games and activities for all ages.

The day will also feature our first-ever high-energy fundraising walk, the Good Walk for Kids, sponsored by our friends at Harvard Pilgrim Health Care. It's a scenic 3-mile route that can't be beat. Grab family and friends and walk from Boston Common to the beautiful new Rose Kennedy Greenway, take in the Harbor Walk's sweet ocean views, then return to the Common for Festival music and fun. It's a perfect, healthy outing, and it directly helps kids. Register for the Good Walk here. All funds raised at the Festival will be directed by the Life is good Kids Foundation to exceptional Boston-based nonprofit Project Joy, focused on healing and strengthening our poorest, most vulnerable preschoolers. My market report for Needham compares this same time period to last year.

The average days on market this past month and year was 127 but the year before was 77

The average sale price this time period was $594,950

While last year same time period was $748,707

The median price this year is $564,500

The average price this year for 4/5/2009 to 5/5/2009 was $594,950

Overall the properties sold at 97% of the list price and 93% original. It was scewed by the 7% at the property that sold for $735,00 which started at $995,000. The price was clearly off at the beginning of the marketing of the property. What still remains a constant in this real estate market is to be priced right in the beginning to save the ultimate agony of what happened in the case of this property.

The strongest part of this market are the properties from $500,000 to $699,999 price range

There are 122 properties on the market today. The properties seem to move in the $500k to $700k range. The $8000 tax credit and the historically low interest rates have brought many into the market. There are some great homes in Needham for every price range.

Needham Olin's College - GreenApple Campus

It is so nice to now be called a college town as Wellesley and other communities surrounding my metro area. This fairly new college of engineering Olin has a terrific summer campus for pre-school to High School kids. I have provided some info below and a link to more on their website alongwith another link to "mysummercamps.com"

Green Apple Campus is a creative andchallenging program for kids preschool through High School. These programs proved inspire imagination and invention. The programs are rich in science, technology, engineering, architecture, design, robotics, and math. They incorproated hundreds of activities utilizing LEGO(R), Robotics, K'NEX(R), and more!

GreenApple is going Green! See their GreenMachines program. Check out the new Academy programs coming in 2009. Challenging progams for hgh school participants.

Their goal is to provide the highest quality creative building andenrichment programs for kids with an emphasis on participation, skills development and fun.

Summer School and After School programming too.

Olin College of Engineering is located on Olin Way, Needham, MA It is an absolutely amazing campus.

Located on the Northeastern part of the United States, Massachusetts is known for its rich history, higher education, technology and rural areas.


 

Purchasing or moving into a new home in the state is a great accomplishment. It will insure you and your family will have a safe and healthy home for the foreseeable future. However, it is a time where additional responsibilities will be brought into your life. Gaining assistance from real estate agents can help in dealing with making that all important decision.


 

Many older homes and buildings may still harbor older, corrosive building materials which can create health concerns. Asbestos is a fibrous mineral that was a prominent building application throughout the 20th century. Potential Needham, Massachusetts home buyers or those seeking to remodel a home built before 1980 should check for potential asbestos materials.


 

This does not mean you should jump out of your chair because asbestos exposure is easily avoidable by taking simple precautions. Asbestos that is well maintained causes no risk. Green alternatives are available that will make your home healthier and environmentally sustainable!


 

Even if asbestos shingles are on your home, if they are in good condition and left undisturbed, they are not a serious problem. The mere presence of asbestos in a home or a building is not hazardous. Prolonged exposure to damaged asbestos may release asbestos fibers and become a health hazard, leading to the development of asbestosis and mesothelioma. Due to the fact many mesothelioma symptoms are similar to less serious ailments, mesothelioma diagnosis is one of the more difficult tasks mesothelioma doctors encounter.


 

The Massachussets Department of Environmental Protection promotes the health and safety of the public and environment. These public organizations assist the disposal and removal of asbestos and other harmful materials. If asbestos removal is deemed necessary, it should be performed by licensed abatement contractor who is trained in handling hazardous materials.

Once the removal process is completed, green insulation alternatives should be given serious consideration. These alternatives include: cellulose, cotton fiber and lcynene. The United Nations Environmental Program states that the use of recycled building materials such as cotton fiber insulation can reduce energy use by 25 percent. The numbers continue to improve as more options become available.


 

Recently, congress passed an economic stimulus package that promotes energy efficiency for home and business owners. The American Recover and Reinvestment Tax Act of 2009 includes incentives for upgrading to more eco-friendly/sustainable methods of energy and insulation. The move to a greener lifestyle will build on the change to healthier methods of building products, home remodeling and renovation.

Needham Market Report

As of this moment in time 29 single family homes have gone under agreement in the past month. The concentration of homes that have accepted offers are in the $600,000 to $699,999 price range. The next highest price range of homes that have gone under agreement is $500,000 to $599,999.

The luxury market is strong in Needham as well with 3 single family homes between $1,000,000 and $1,499,999 have accepted offers.

There are 103 single family homes on the market with an Average List Price: $1,061,045 from $299,000 to $3,200,000 There are 22 condo/townhouses on the market with price ranges from $255,000 to $899,00 which is brand new construction.

There are some truly fabulous homes on the market right now in Needham and some really great cond/townhouses as well.

Needham always has a wonderful offering of homes, the schools are amazing, transportation options are just terrific. Needham is that bedroom community so close to Boston and major routes.

I have been living in Needham since 1965 and the town is great in every way. There is a true sense of community here. We rally around those who need help and we encourage our citizens. We have terrific representatiion in the house and senate with Representatvie Lida Harkins and Senator Scott Brown. As a town we are truly fortunate. In the 2011 we will celebrate Needham's 300 year anniversary. There will be lots planned for that and I will be sharing when I can since I am on one of the committees for that great celebration year.
