Ther are 85 single family homes on the market - average days on market 115 Average price is $1,026,689

In the past month the average days on market for sold properties was 97 days with properties selling at 92% of the original price. and 95% of the current price.

There were 12 single family homes that sold during the last month with the average price being $678,146. In 2008 for the same time period the average price was $890,111 with days on market was 99 and properties selling at 95% of original price and 97% of current list price.

The inventory for the luxury market has gone up considerably from last year to same time this year from 21 to 32.

Highlights of the Homebuyer Tax Credit
Buyers will receive a refundable tax credit of up to $8,000 on their 2008 or 2009 income tax return.
• First-time homebuyers and those who have not owned a primary home in the last three
years are eligible. Full amount of the credit is available for individuals with an adjusted gross
income of no more than $75,000 ($150,000 joint return). The credit phases out above
those caps.
• The credit is retroactive and can be claimed on an individual or joint tax return for the
purchase of any principal residence that closes between January 1, 2009 and
November 30, 2009. Vacation and rental properties are not eligible.
• The credit is claimed on a tax return to reduce the purchaser’s tax liability. Any credit
amount unused will be refunded to the purchaser.

Needham Community Council is such a wonderful organization. I know this first hand. My sister was in need and moved in with me about 11 years ago. She also ended up taking her grandchildren and raising them. She was with me for a while with the children. Community Council gave these kids a Christmas that year. They were so great to her.

Then my mother moved in with me about 2.5 years ago. She was able to get rides to appointments when I could take her by the volunteers. They loaned my mother a wonderful walker. They even had volunteers who would help in shopping if someone needed it.

My son was recovering from a spinal injury and was able to walk but not long distances. I was able to borrow a lightweight wheelchair when he went to various Patriot football games back in the 2005, 2006.

I just can't say enough great things about the Needham Community Council.
