You've heard the news, you've seen the signs, FORECLOSURE! There are so many foreclosures throughout the Indianapolis area, however, we need to count our blessings that we are not in the kind of shape that Florida, (1 in every 158 households foreclosed on) California, (1 in every 154 households foreclosed on)Las Vegas (1 in every 54 households foreclosed on) and others find themselves in today. According to RealtyTrac RealtyTrac one in 373 households in the U.S. received a foreclosure filing.
Bank owned homes in Indianapolis-Carmel ranked 63 for Metro Cities. It's not pretty, but it could be worse. Actually, those numbers and our rankings could change by next quarter. The government moratorium that was implemented in December of 2008 did not allow banks to foreclose on Indianapolis homes for sale for nearly the entire first quarter of this year and then some. I think we'll be seeing a big spike here rather soon. So check back for ongoing news about this
“Rising unemployment and a new variety of mortgage resets continued to gradually shift the nation’s foreclosure epicenters in the third quarter away from the hot spots of the last two years and toward some metro areas that had avoided the brunt of the first foreclosure wave,” said James J. If you're going to write an offer on a Bank-Owned Home write a "clean offer". What is a "clean offer?" It might be accepting the property "as is". Not writing in all kinds of contingencies. If you write in too many demands the bank will go with the cleaner "easier" offer. So, you may offer more with several demands, and someone else might offer less with no demands and they get the home.

Day 1 - "The First Day Of The Rest Of Your Career"
You could just feel the energy in the air. People were excited, giving each other high fives, sharing business strategies, and soaking in every word Glenn had to say. "Without a life vision, you're probably living somoene else's," said Glenn. "Know where you are going, know what you want, and know how you're going to get there." he said. Agents were busy writing their goals, creating their vision, and choosing to think positive.
Day 2 - The Lost Art Of ProspectingIf you list you last. We've heard it a hundred times or more. When you are armed with knowing what to say, how to say it, what to provide the client, how to handle objections, you feel like you can conquer anything. By the end of the third day that's exactly how people felt. The best part of the day was when 25 hands went up around the room who had attended day 2 and implemented what they learned and made an appointment with a prospective client! Now that's some awesome stuff!

Several years ago I worked for a rather large company in their Human Resource Department. I have spent a lot of time reviewing numerous resumes. Depending on the job being offered my eyes would quickly glance through the resume looking for that specific skill set that would trigger me to actually read the entire thing.
Real Estate is a bit different than applying for a job in "Corporate America". I don't just read a resume, I always follow-up with a phone call to the inquiring individual. The phone call is going to tell me a whole lot more than a piece of paper any day! We have a conversation which helps me understand desire, heart, and commitment.
Here's what often happens in Corporate America when you're hired for a position...the Manager, or HR person, hires you, walks you around the office, spends a lot of time with you the first day and if you're lucky enough they spend a second day showing you the ropes. THEN...after all the paperwork is completed and you're settled into your nice little cubicle, if you're really, really quiet you can hear the manager and HR person in the background somewhere praying that you'll work out. They aren't really interested in training you, they expect you to know what you're doing and they just pray that you do it.
This isn't the case in Real Estate. It's so refreshing in this industry to see just the opposite. At least that's the way it is here at CENTURY 21 Scheetz. When we hire a sales associate we tell them that they are probably holding their shiny new Indiana Real Estate license in their hands and saying to themselves "NOW WHAT". We also tell them that it is our responsibility to teach the "Now What".
