Why Buy a Home Now

If you're renting and wondering if you should buy a home, consider what bestselling author, David Bach, says, "The average homeowner is worth 35 times more than the average renter."
He advises renters to take action immediately and start saving part of their paycheck every month to help accumulate a down payment. He also encourages renters to borrow 10-20 percent less than what the bank is willing to lend; that way they're only buying as much home as they can afford.

Today's mortgages are a far cry from boom time home loans, but they do exist and some lenders have money to burn. "People used to qualify with stated income. Now there is more documentation. And they aren't just documenting your income, but looking for assets in addition to your income and low debt-to-income ratios and low loan-to-value ratios," said Asmaa Egal, mortgage broker, Loan Republic Financial in San Francisco.
The new brand of home loan has been customized with tighter controls and fewer defects to replace old mortgage models that crashed and burned when the economy hit the skids. "You have to qualify. You have to prove your income. They have make-sense underwriting," said, Quincy Virgilio, 2009 president of the Santa Clara County Association of Realtors.

MORTGAGE RATE UPDATE

The projected longer term good news about this for 2009 is the pick up in activity for home buying. The Federal Reserve this month, opened their checkbook for the first time on its promised shopping spree for buying mortgage-backed securities. The Fed plans to buy up to a half-trillion dollars' worth of mortgage-backed securities in the first half of 2009. When you heard all the hype about 4.5% interest rates, this is one of the reasons for the hype. Think of the Fed as an extremely deep-pocketed bank, competing with other banks to provide money for mortgages. When banks compete, you win: Rates go lower, and when rates go lower, it will stimulate buying.

Will they hit 4.5%......no one knows. We have spiked as low as 4.75%, but only for brief moments. I am now like a "Day Trader", watching mortgage rates on my ticker at the bottom of my screen, trying to catch the lowest rates for my clients.

In addition to the low rates, President-Elect Obama's new stimulus package will reportedly be worth $775 Billion and will include hundreds of Billions of dollars worth of tax breaks and credits for individuals and businesses.

This is all good news for the economy and should help with consumer confidence over time and stimulate home buying.

The Best Coal Oven Pizza in Bergen County! Opinion of Paula Clark

It's a Sunday afternoon, and after passing by the newly constructed building on Old Tappan Road for the 100th time, and hearing a bit of Dino's Cucina, we decide to give it a try.

One of the owner's Frank Molitisanti greeted us as we entered. A very welcoming atmosphere, with soft lighting, and a wall of wine and liquors that wrap around from one end to the other. He offered us a drink, and why not. I had a Merlot, and my husband had a bacari and soda. We waited for the Pizza as we chatted about the business. When we passed by Saturday night, it was packed, and not a table available. At the back of the restaurant is a stone wall where the brick oven is located, and the chef is preparing the dough, and making the homemade bread for the sandwiches. We ordered a simple Margharita Pizza. They watched closely, as we cut a slice, and proceeded to take a bite. We looked at each other with such delight. This was the most amazing slice of pizza I have ever had! The dough was so fresh, with fresh basil, and fresh tomatoes. Bite after bite, Kevin, and I finished a whole pie. They brought us two sauces on the side. One was the marinara, and one was the pizza sauce. The marinara was so tasty, with an abundance of fresh basil, and Italian imported tomatoes, with a light seasoning of italian spices. Bite after bite, we finished the whole pie! The whole pie! We ordered another pie to bring home, and an eggplant parmesian on the homemade bread. Each piece of eggplant was thinly sliced, and layered with marinara, and mozzarella, and lightly breaded with a great deal of flavor.

As a resident, as well as a Real Estate Agent in Old Tappan, Westwood, Emerson, River Vale, Norwood, Northvale, Hillsdale, Montvale, and Park Ridge, this is a Restaurant that should go on your list for Top Restaurants in Northern Bergen County. Reasonably priced, fresh, and comfortable atmosphere.
