Currently has 18 homes active on the MLS down from the 32 a month ago. Out of those 3 are Foreclosures and 11 are short sales. In the last 60 days there have been 15 sales with an avg. price per square foot of $66. up $4 from last month. and 4 have no chance selling before Christmas.
BRIGHTON LAKES
Currently there are 21 homes listed for sale on MLS. Of those there are 15 short sales and 2 foreclosures and the rest, well you know. In the past 60 days there have been only 21 sales with the average of $53. per square foot. Up one dollar from last month. Hey, an increase is an increase.
PARKVIEW at LAKESHORE
Currently there are 26 properties listed for sale on MLS. 4 are foreclosures and 18 are short sales. In the past 60 days there have been only 4 sales with the average of $49. per square foot. Up one dollar from last month. Hey, an increase is an increase.

Currently there are 0 homes active on MLS and In the last 60 days there has been nothing sold.

BELLALAGO UPDATE Today there are 44 homes listed for sale on the MLS, that marks an all time low. The listed prices range from 114,000 to an unrealestic $650,000 (as if this will happen soon, must be a new agent).
From those 44 homes, 33 are short sales and only 3 are foreclosures. A far cry from where we were just 7 months ago with 139 homes on the market and over 50 of those in foreclosure. In the last 60 days there have been 30 sales via MLS. The current trends are $69. per square foot, that's up $2. per square foot since last month. Yes, that is good news. And homes on the water are still hovering at the $80 p.s.f.
More sales mean that more homes are becoming occupied. Homes are selling faster these days. Curently, some homes are selling for as much as 5% over asking price. These are usually the Foreclosures. In recent weeks reports show that more first time home buyers are buying up property, living the American Dream. And getting in for the $8000 tax credit. That ends Nov 30th. You need to not have owned anything for the past 3 years. And must close on your purchase by Nov 30th.

The lack luster Feb sales reports hit the news a few days ago. That's right, here we are in the month of APRIL and the public (prospective clients) are once again hearing how bad it was in Feb. They might as well have been reporting on how many Tickle Me Elmos or WII games sold in Dec. I just wish Newscasters would do some follow up before they report.
If I was with public relations at NAR and sent out this report to the news media or via a news release. I would make it a point to ask the news media; please do your due diligence and follow up with some local Realtors and get some stats on March sales, before putting together your Real Estate News Report. Would that be asking too much of them. I don't know how it is where you are reading this but, here in Ctrl. Florida March was fantastic. Sure Feb was still pretty awful and people were still on the fence about buying. However, March picked up with a bang. That is the sort of follow up Newscasters need to add to a story.
