FINAL 2007 Real Estate Market Report of Home Sales for the Iowa Quad-Cities:

Iowa Quad-Cities REALTOR-Assisted Home Sales Home Sales Down 2.3%, But Average Home Sales Price Up 3.0% from 2006!
REALTOR-assisted "Closed" sales transactions of existing single-family homes in the Iowa Quad-Cities Area decreased by 2.3% in 2007, down from the same period in 2006.
With 1,798 closed sales transactions of existing homes from January 1 to December 31, 2007, the Iowa Quad-Cities Area market showed a moderate decrease of 41 units (2.3%) down from the 2006 total of 1,839 closed sales transactions of homes built before 2006.
On a happier note for home sellers, the average sales price of existing home sales that closed during the same period showed a slight increase of 3.0%: up from $142,195 in 2006, to $146,483 in 2007.
The average number of days on the market (from home listing date to sale pending date) remained steady, at 50 Days in both 2006 and 2007.
The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) remained relatively the same, as well, at 96.90% in 2006 and 96.79% in 2007.

Eldridge and Park View, Iowa REALTOR-Assisted Home Sales Increase 22.8%, and Average Home Sales Price Up 7.1% from 2006! !
REALTOR-assisted "Closed" sales transactions of existing single-family homes int he cities of Eldridge and Park View, Iowa increased by an impressive 22.8% in the the year 2007, up from 2006.
With 86 closed sales transactions of existing homes from January 1 to December 31, 2007, the Eldridge and Park View markets showed an increase of 16 units (22.8%) from the 2006 total of 70 closed sales transactions.
On an even happier note for home sellers, the average sales price of home sales that closed during the same period showed a significant increase of 7.1%: up from $184,921 in 2006, to $197,999 in 2007.
The average number of days on the market (from home listing date to sale pending date) increased slightly as well, from 51 Days in 2006, to 54 Days in 2007, an inccrease of 5.8%.
The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) decreased slightly, from 97.92% in 2006 to 96.8% in 2007.

Pleasant Valley and Le Claire, Iowa 2007 REALTOR-Assisted Home Sales Down 9.3%. But, Average Home Sales Price Up 4.4% from 2006!
REALTOR-assisted "Closed" sales transactions of existing single-family homes in the cities of Pleasant Valley and Le Claire, Iowa declined by 9.3% in the the year 2007, down from 2006.
With 54 closed sales transactions of existing homes from January 1 to December 31, 2007, the Pleasant Valley and Le Claire markets showed a decrease of 5 units (9.3%) from the 2006 total of 59 closed sales transactions.
On a somewhat happier note for home sellers, the average sales price of home sales that closed during the same period showed a slight increase of 4.4%: up from $186,569 in 2006, to $194,713 in 2007.
The average number of days on the market (from home listing date to sale pending date) increased slightly, as well, going up from 60 Days in 2006, to 64 Days 2007 (An increase of 6.6%).
The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) remained virtually the same, at 95.83% in 2006 and 95.86% in 2007.

REALTOR-assisted "Closed" sales transactions of existing single-family homes in the city of Blue Grass, Iowa declined by 1.3% in the the year 2007, down from 2006.
With 75 closed sales transactions of existing homes from January 1 to December 31, 2007, the Blue Grass market showed a decrease of 1 unit (1.3%) from the 2006 total of 76 closed sales transactions.
On an even note for home sellers, the average sales price of home sales that closed during the same period showed a significant decrease of 10.3%: down from $174,782 in 2006, to $158,447 in 2007.
The average number of days on the market (from home listing date to sale pending date) remained steady, at 63 Days in both 2006 and 2007.
The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) decreased slightly, as well, from 97.3% in 2006 and 96.78% in 2007.

Moline, Illinois 2007 REALTOR-Assisted Home Sales Down 14.5%. But, Average Home Sales Price Up 6.4% from 2006!
REALTOR-assisted "Closed" sales transactions of existing single-family homes in the city of Moline, Illinois declined by 14.5% in the the year 2007, down from 2006.
With 420 closed sales transactions of existing homes from January 1 to December 31, 2007, the Moline market showed a decrease of 61 units (14.5%) from the 2006 total of 481 closed sales transactions.
On a slightly happier note for home sellers, the average sales price of home sales that closed during the same period showed a significant increase of 6.4%: up from $102,580 in 2006, to $109,141 in 2007.
The average number of days on the market (from home listing date to sale pending date) decreased slightly as well, from 55 Days in 2006, to 51 Days in 2007, an deccrease of 7.8%.
The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) increased slightly, as well, up from 95.62% in 2006 to 96.37% in 2007.
