Activity picked up from the same period last year, especially in Poulsbo. The % of list in Bainbridge is skewed because a million-plus home on the market for over 600 days sold for 50% of seller's asking price!

This has been a very slow week for closed transactions, much slower than last year at this time. The advantage to sellers is Poulsbo is strengthening, while Silverdale's seller's market is weakening. Kingston is moving slowly toward a seller's market. Bainbridge Island's buyer's market continues to weaken.

Closing activity is slower than last year at this time, but it's also a time when many families are away for summer vacations. The ratios of inventory to homes under contract tell us that Silverdale and Poulsbo are still experiencing a seller's market. Kingston remains neutral. Bainbridge Island's buyers' market continues to weaken, moving towards neutral.
