Woodland Hills California Contractor- Preparing Your home for spring Part 1 :Dry Rot
We had a lot of rain this winter in Woodland Hills California, leaks that are not repaired can lead to Dry Rot.
The typical situations for breeding a healthy crop of wood rot fungus are leaks in roofs, water getting trapped between wood and concrete, siding that is too close to the ground, siding shaded by or in contact with overgrown greenery and wooden posts that have not been treated with a rot-resisting preservative.
The fungus is very resilient and can survive with little or no moisture for a long time... sometimes years... only to become activated again upon contact with water. Fortunately, the growth of the fungus ceases if its water supply is cut off. Once a roof leak is repaired, for example, the progression of the wood rot will stop. Unfortunately, the wood will not heal... the decay is permanent.
Locate the source of the water infiltration, stop it and then make your repairs..
Step 1- In repairing dry rot is to determine the extent of the damage. This isn't always easy. Often the fungus will feed on the interior of the wood, leaving the surface appearance normal. One way to find hidden rot is to poke around with an awl (ice pick) searching for easy penetration large areas may be located by tapping on the surface as if you were looking for a stud, listen for a hollow thump.
Small areas of rot can be dug out and filled.
Exterior wood putty works for small areas. For larger areas, Bondo is a good alternative.
Remember, the cause of dry rot is water.
A good paint job together with good caulking and glazing will prevent it.
