My Plan To Market Your Home In Rochester, NH

When it is time to sell your home you want to do it right. First of all, it's important you work closely with a highly motivated agent. Your goal is to Net Top Dollar. You want an agent who is going to listen to your needs. An agent that is going to have your best interest in mind. An agent that is honest with you and will provide expert advice that will benefit you, not the agent. You want an agent that is not going to try to sell your home but Market it. In Rochester, NH, an agent can't just put a sign in front of your home and just hope it sells. Here is what my marketing plan looks like:

Marketing Plan

  • Staging and Pricing Strategies- Pricing is very important, and one thing you, the seller, has control of. Price to high, and you could be making competing properties look more appealing. Staging your home properly can be the difference in a sold home and a home that is past by.
  • For Sale Sign, Rider Signs, Directional Signs- You do want your home advertised 24 hours a day. The N.A.R.(National Association of Realtors) says 16% of buyers surveyed first noticed the home they purchased by the yard sign.
  • Distribution of Flyer's in Neighborhood- I have flyer's made up, and I distribute them to your neighbors. Word of mouth can sometimes be the best advertisement.
  • Flyer's in House/Home Book/ Comment Cards- The sale of your home is going to be everywhere. Flyer's in your home for visitors and guests along with comment cards to get feed back. Also advertised in home books.
  • MLS (Multiple Listing Service)- Your home will be placed in the NH MLS, being advertised to agents and buyers searching on the Internet.

Date Night In Rochester, NH

Recently, my wife and I decided to spend more time together...just the two of us. See, we have children, and children can sometimes take up a lot of your time. Now, I'm not saying that my wife and I don't love our children, and love spending time with them, it is just that my wife, now being a stay at home mom, desires some adult interaction, and I love to be with my wife without us hearing her name called out every other minute. So we decided to take one night a month and dedicate a few hours to her and I getting out and having conversation and relaxing. The rules are minimal talking about the children and not so much talk about work. We figure we had better build our relationship strong now so we have one when the kids move out.

We don't like to go anywhere too far from our home in Rochester, NH, so our most recent date took us to a local restaurant called Fat Tony's Italian Grill. Wow! What a place! We enjoyed our visit very much. The atmosphere in there is incredible. It felt like we had gone back in time. You know, to the good old days in New York "hangin out" with the Rat Pack, Frank(Sinatra), Dean(Martin), and Sammy(Davis, Jr.). OK, I personally wasn't around when these icons roamed the streets, but what it must of been like to be around in that time period. There is a section of the restaurant dedicated to these men, and I have to say it brings out the NY tuff guy in you. The restaurant also has a few features like some raised tables and different decor in each part you stand. The lighting was perfect and the service was fantastic!

As for the food, I don't think I can do it justice by writing about it. The waitress started us off with some home made Italian bread and some seasoned olive oil, what a treat. My wife, being adopted by an Italian family, said it reminded her of being at her Nana's house as a young girl. Soon after we were brought our appetizers, some Bruschetta (Garlic bread topped with chopped basil, fresh tomatoes and extra-virgin olive oil then baked with fresh mozzarella) and some Crispy Ravioli (Cheese ravioli deep-fried and served with house marinara). Even though we had just had some bread and olive oil we absolutely loved the Bruschetta. The tomatoes and mozzarella are what made the plate, it tasted fantastic! I personally was a fan of the ravioli dish. The marinara has it's own unique great taste, not the taste I can get in my kitchen. About half way through the appiteizers is when our food was ready. We took advantage of the great menu option to " Build your own Pasta Dish". We were able to choose the pasta, the sauce, the vegetable, and the type of meat we wanted. I went with linguini, Alfredo, spinach and chicken. My wife went with linguini, marinara, roasted red peppers and onions, with sausage. Although we were getting very full we were able to take a few bites, of our own and of each others. The Alfredo sauce was probably the right up there with the best I had ever tasted. My wife agreed, it had a great cheese taste and the texture was fantastic. The pasta was cooked perfect as was the rest of the food. Obviously we could not finish our generous serving, so we did ask to have it wrapped to go. However, we could not leave without dessert. We ordered some fresh homemade Tiramisu to share with some cappuccinos. One of the greatest desserts we had ever had! The flavor was amazing!

We left very satisfied with both the meal and our little dinner date, having had a lot of conversation and plenty to eat with some left overs. The service was great and the romantic atmosphere made it a night to remember. We will be returning to Fat Tony's we feel very soon, maybe for some breakfast or some lunch next time. My recommendation to anyone living in town or visiting, you must make it into Fat Tony's Italian Grill!

"Did You Vote?"

New Hampshire's primary is now behind us. You may have had some conversations about politics with friends and family. You may have heard complaints about the outcome, or had some thoughts on some of the views of the candidates. Everyone has their own opinions and views, and is rightfully entitled to them.

I personally like talking politics. Now not at the office of course, or to the point where I'm in an argument, but I find it interesting to hear people's thoughts and to get my own thoughts out, of course. Unfortunately, the day after the primary, I found it hard to find anyone to have a conversation with. Reason being, I found very few people I knew that voted! WOW! I was surprised! I feel what was even worse than them not voting was that they didn't feel bad about it, and even defended their position! Some of the excuses I heard were: " I didn't have time.", "I didn't know where to go.", "What's the big deal?", "What's the primary?", " I didn't know what any of the candidates stood for.", " That was yesterday?", and " I don't like any of the candidates running."

As an American Citizen it is my right and, I feel, my responsibility to vote. If you are reading this and you didn't vote, Shame On You! I hope when the time comes in November, you make it right. I don't feel with the way we can obtain information in today's society, that there is any excuse to not vote. I am not writing this to endorse a particular candidate, that's not what this is about. How can one complain about the way things are going in the economy, the laws being passed, or the views on foreign policy? The truth is, if you don't vote, you can't complain. Well, of course you can complain, you just shouldn't. In other words, if you saw a problem and didn't do anything to fix it, you have messed up. We are fortunate to be Americans, and live in the greatest country in the world. We have a say!

Maybe someone who didn't vote, doesn't know what to look for in a candidate? This is simple to solve. I have told friends of mine that it is not a beauty pageant. The best looking one doesn't win a trip to run the country. You have to do your research. Candidates will use the mud slinging tactic, which has been going on since the beginning, to try to win your vote. An example of this would be a commercial with one of the candidate's faces on the T.V. and really scary music playing in the background with an X over his/her face. Then the voice over will make something he/she voted for or against sound really bad. My advice, don't listen so much to these commercials. Do your own research. Go on to each candidate's website. Watch the speeches and the debates. Read the paper. Figure out where each candidate stands on the important issues. Controversial Issues like Abortion, same sex marriage, stem cell research, immigration. Find out where each candidate stands with Economic Issues like the national debt, health care, gas prices, the increase of foreclosed homes. Find out what each candidate's Foreign Policy is. Do they feel there is a threat in the Middle East, Russia, or North Korea? Do they feel that there is a threat at all? Who should we be, and should not be, trading with? I personally even look into the family life of some of the candidates, their history. Work and personal. Are they divorced, how many times, and why? If that individual can't hold a marriage together, how am I to believe he/she can keep a country together? If the individual was unfaithful, that means he/she has lied in the past, not to some stranger, but lied to their spouse. If they can't be honest with the one they have pledged a life long commitment to, how am I to believe they won't lie to some strangers in a camera(us)?

Now that's just me. I know all that stuff is boring and it takes up time, but we are talking about the future of Our country. A country Great Individuals have fought for and died to preserve.

Well I hope this piece has helped some realize they need to vote. My purpose is not to start any arguments or tell anyone who to vote for, but to encourage everyone to get involved. Vote!
