It's exciting to drive down the Prince William Parkway past Reid's Prospect everyday and to see just how quickly that new community is taking shape. People always ask where are all the new homes for sale in Woodbridge. Reid's Prospect is just one of the newest sub-divisions in Woodbridge and it's located across the street from Ruby Tuesday's on the Prince William Parkway at County Center just outside of Lake Ridge.
I find it amazing people drive that stretch of road everyday and really have never ventured off the beaten path to check out what's happening. If you do, you will be amazed at all the construction. Houses are selling folks! This morning I took a drive at about 9:00 am to see what's going on in that community. If you've not heard of Reid's Prospect, then be glad you're reading this post, especially if you are looking for a new home close to all the services that Lake Ridge as to offer! The school that services Reid's Prospect will be Osbourn Park High School.
Reid's Prospectis scheduled to have 526 units that will consist of condominiums, town homes and single-family homes.The office segment will feature about seven office buildings, the first of which will be a 32,000 square-foot structure. Retail will be confined to the first floor of the office facilities and two free-standing restaurant sites. The Prince William Assocaition of Realtors has just begun the construction of a 15,000 square foot office building/campus in the the commercial section of Reid's Prospect. So there is a lot happening there.

Today upon my early morning visit,to Reid's Prospect, I could sees subs working on town homes that were under construction, lot signs that now have SOLD across them and all the curb and gutter work is done in the residential section of Reid's Prospect.
So if you've been wondering where you can find a new home that is priced between $300,000 and $600,000, you may want to consider the homes being offered at Reid's Prospect. There are many floorplans available, lots of options to choose from, and you can watch your home be built.

Look at the graph below: this graph below shows that a home in Dale City Virginia priced at $174,900 received the most activity in the first week from MRIS ( the Realtors database is where 64% of the activity came from). We can see people have bookmarked the home,that Re/max and Long and Foster, Redfin and Franklymls.com URLs all places where Buyers have found this home this week. We study this information weekly.
Now let's look at what happens with online activity in relationship to a price reduction. The home below was listed on 3/10/08. 30 Days later we did not have an offer. The seller agreed to adjust the price based on the online data and feedback from visitors. Look what happened to the online activity! 50 people looked at the home online and it SOLD the next week. The home settled 30 days later. Notice how the activity winds down.
