Lake Ridge VA Real Estate News: Dale City Virginia Real Estate Market Conditions

When I first got into real estate that was when Lake Ridge VA was just beginning to be built. I remember visiting Dale City and thinking I don't want to drive that far. It seemed so far away back then. The main access road was I-95 and or head down Route 1 to Woodbridge and turn right when you get to Dale Blvd.

Well over the years Dale City grew up and matured into clusters of neighborhoods, shopping centers with lots of services for the entire eight mile stretch down Dale Blvd. There are several commuter lots, commuters to DC can use car pool, ride the bus or slug. The Rippon Landing VRE Station is another option for those heading to DC. Shopping Centers are sprinkled throughout the community and there are several was to get to Dale City. You can use Hoadly Rd, Ridgefield Rd, Hillendale Rd, Minnieville Rd or Gideon. They all lead to Dale City VA!

When Wegman's anchored a store in Dale City, that also helped bring more folk to the area. If you have been considering buying a home, and you are looking for a home an affordable single family homes chances are very good you will find it in the 22193 zip code area. You can get a lot of house for the money in the Dale City and surrounding communities! Lake Ridge VA Real Estate News: Military Veterans Have An Extreme Advantage In Today’s Real Estate Market.

When the phone rang and Michael said,” Peggy, we are getting the run around and I think we need your help. We’ve wanted to buy, however we don’t have a lot of time and we don’t have a lot of money. We want to buy with a Zero Down Payment. Is that possible?

My response was of course it’s possible. Tell me your story.

“Well, we are relocating and I’ll be honest we have been wasting precious time looking around with a Realtor who we were referred to, however she is showing us homes, that I wouldn’t let my dog live in. She doesn’t know the market to well, and well she’s very timid and quiet. I need a go-getter. I need a house quickly. We were surfing the net and saw that you wrote about Quick Move in Homes and Approved Short Sales, can you tell me more? We don’t want to get involved with a short sale purchase, we hear banks homes are getting multiple offers and well, and to be frank, we don’t want to get into any bidding wars.”

So all of you who are reading this right now, know me by now. The first question I asked is, are you pre-approved for a loan? What he said next was priceless.” Peggy, I am the best case scenario for a Realtor, I have a pre-approved VA Loan, I can closes quickly and I’m motivated.” He was very confident!.

So we agreed to meet the next day. This is the interview process. They brought the pre-approval letter to show me they were ready to move ahead. They had severed the relationship with the other Realtor. What I shared with them was my experience and negotiating skills. I explained I’ve lived in the Woodbridge, Virginia area for the past twenty-five years. That means that I can also save them a lot of time. I have extensive new homes sales background where I had to shop the competition so I can look at a house from the street and know the floor plan inside. That can save you the buyer countless days in the car, if you share with me what you are looking for.

They were looking for tree lined streets, three to four bedrooms homes with garages and they didn’t want a dump. They wanted something they could be proud of. They were a young couple just starting out in the world and wanted a home that would grow with their family.

Here’s the great news for military families relocating to Prince William County VA right now. You have an extreme competitive edge over FHA Buyers (those who do not have VA Eligibility)

We are seeing a phenomenon right now in the market. Investors have purchased homes from the banks at rock bottom pricing and they completely renovate these homes from top to bottom with everything you could want. All new appliances, granite counters, new baths, new flooring, some have new decks, and many have new HVAC Equipment. The bad news for investors because they financed them with FHA Financing there is a 91 day Seasoning Rule. The house cannot be resold for 91 days to any FHA Buyer! 

DING, DING, DING…JACKPOT, JACKPOT,JACKPOT!!!!! 

Take a look at what I was able to show them on this one day house hunt. By the end of the day they were thrilled and placed an offer on one of the homes. This was a home owned by an Investor and they made a solid offer and offered to close in less than thirty days. It’s a win—win for both.

The photo above is of a cottage I once SOLD in Lake Jackson.The community of Lake Jackson offers some of the most unique old cottage style homes built in the 1950's. It allows speed boats and jet ski's.
