They will feature granite, stainless appliances, hardwood flooring, new carpet and new baths! Truly a joy for the lucky buyer who wins the bid on one of these homes! Fannie Mae Foreclosure Listings: these listings are tricky. Fannie Mae requires the listing remain on the market 5 Days for Non-investor and 15 Days for Investors. It doesn't matter if you see and make an offer on day one and offer full price or over list. They will not entertain offers until the time line up. Listing Agents are getting hammered with multiple offers and phone calls.
Bank Owned Homes/Foreclosed Homes: these homes sell quick. The buyer that offers the bank the Best Terms with the least amount of contingencies will win. This is where experience can help you draft a winning offer.
Short Sales-these homes look awesome and typically are priced at market or below. The challenge with buying a short sale is the wait time. Also you must remain flexible on the terms. This week I have been working with a relocating family from North Carolina, and we have viewed homes priced from $450,000 up to $650,000. It's actually been a dream househunt. The reason is, so many of the homes now on the market in that price range are what we in the buisness refer to as "Regular Sale" or "Normal Seller" Homes. These are homes that are loved and smell nice, and their is pride of ownership in every home.
These homes are always a joy to show. It's so nice to be back to somewhat a normal market here in Prince William County VA. It feels like it's been a long two years! That said,many of these homes are occupied and in most cases the sellers have been briefed that buyers will want to move within thirty to fourty five days from contract. So don't be afraid when you see furniture in the photo's.Many of these owners have received transfers, or are getting ready to retire and are motivated to sell.
"Now let me warn you, there are some real dogs out there as well! I mean dirty, filty, smelly, moldy, short sale and foreclousure offerings." It's shocking to see such stunning homes in such deplorable condtions. Some Banks just think they can put these homes on the market and they will sell. It is my opinion the lowest price is not always the best real estate purchase. For many homebuyers, it doesn't matter how low the price is, if they will need to totally refurbish the home for the next three to six months. Most people are not interested and prefer a move-in ready homes in good condition.

I live and work in Lake Ridge Virginia.Lake Ridge Virginia is located 20 miles south of Washington DC.
