Attention Lake Ridge Virginia Dog Owners- Have you been to the dog park at the Merrifield Garden Center in Gainesville Virginia?

I was out at Merrifield Gardens over the weekend in Gainesville Virginia. It was a beautiful fall afternoon with a nip in the air. I chose to sit by the outdoor fireplace with my girlfriend with a hot beverage and a warm slice of hot apple pie. ( Delicious!)

The place is already decorated for the Christmas Holiday season. So many tree's and gifts and gorgeous plants.As we walked around the complex we heard dogs barking. I decided to investigate. Well, it was then I saw this sweet little Silky dog who was taking on all of the large dogs in the park. Priceless.

I can't wait to bring my three dogs out to the dog park at Merrifield Garden Center in Gainesville.

236 Homeowners in Prince William County Virginia Received Contracts Since October 15th, 2011!

That's what happens when inventory dwindles and there is a pent up demand for housing. Currently 236 Homeowners here in Prince William County Virginia accepted offers from home buyers who are trying to lock-in the historically low, low interest rates.

You read that correctly, 236 Homeowners! All of them accepted contracts from buyers in the past 15 days in Prince William County Virginia.

  • 114 are short sale listingssold
  • 29 are foreclosure listings
  • 93 are "regular sales"

A special note for those of you who live in my target area where I love to work , here in the 22192 zip code area. 38 of the 256 homeowners were here in the Lake Ridge Virginia area.

    • 14 were short sale opportunities
    • 6 were foreclosure listings
    • 20 were "healthy regular resales"

More good news. In the past 15 days 99 homes that were listed on MLS as Contract/No Kickout status changed status to be firmly to Contract Status, which means all contingencies such as appraisals, home inspections, termite, survey, HOA Document review etc...have been satisfied.

  • 18 of these were Short Sale that received approvals!
  • 36 of these were Foreclosure Listings that received ratified contracts.
  • 45 of these were "regular owner, healthy resale properties!"

The highest priced homes sold in the $775,000 range. That was a stunning acreage home in Nokesville just west of Rt 234 that was sold in December 2006 for $1,170,00.00! The interesting thing is that home was sold as a " healthy, regular owner sale. Now that's a huge loss for those homeowners. MRIS stats report that home under contract in less than 30 days.

The lowest priced home was a condo in Manassas Virginia that was listed for $64,000. It was purchased in February 2007 for $196,000! That home was offered as a short sale and went under contract in 18 days.

Note: this information does not include the new home stats. Most builders in the area are quoting April, Masearch for homesy 2012 deliveries right now.

The Newest Market Stats are out from RBI ( Real Estate Business Intelligence) an MRIS company. Today I am featuring the Northern Virginia report. This report includes Prince William, Manassas and Massassa Park Virginia.

I love this months review, that's because the news is pretty much all good in the real estate world. The commentator brings up a good point. If the weather man reports on the morning news it is raining in Florida, do you automatically grab your umbrella when you head out the door to head to work here in Prince William County Virginia?

Of course not!

"So don't just consider what you hear about the real estate market, all the doom and gloom relates to your area. It may not.Real Estate is local. It always has been and always will be."

I did a quick study of the resale market of luxury homes that have listed and or sold since June 2011.

MRIS Data Base the information system that Realtors use on a daily bases shows these stats:

  • Zero Homes have been offered as foreclosure sales
  • 7 Homes have been offered as Short Sales
  • 17 Luxury Resale Homes are currently active for sale
  • 3 Luxury Resale Homes are Under Contract pending setttlement
  • 1 Luxury Resale Home is firmly in Contract Status pending settlement
  • 21 Luxury Resale Homes SOLD since June 2011 in Lake Ridge Virginia

Average days on market have been less that 60 for most of the year. However the days on market have increased to well over 120 currently locally on resale homes.

This could be because of the new rulings put into place with regard to mortgage amounts or just due to all the rotten weather we have had locally. Hurricane, Earthquake and Flooding did not help in September!

You see as of October 1st 2011.

  • FHA buyers who have been fueling the markets can no longer borrow over $625,500. This means a buyer who qualifies to use FHA Financing and has the minimum down payment needed ( 3.5% of the sales price) will only be able to consider homes priced under $648,500.

  • Military Transfee's, with PSC orders or veterans who have full VA Eligibility can purchase a home in the Washington DC Area ( including Prince William County Virginia) up to $818,850 with a zero down payment if they qualify. BRAC transferree's are on the move now. Because of the affordability here in Prince William County Virginia, don't be surprised to see a Veteran make an offer on your home.

  • Conventional Buyers- these are prospective purchasers who have a substantial down payment of ten percent or more. Qualifying is a bit tougher however many homes in recent months have sold to conventional buyers.
