As Realtors we have them, however here in Prince William County Virginia,Realtors and Builders can place signs late Friday afternoon through the weekend and they must be taken down after that!

In the old days ( just a few years ago) Bandit Signs also known as Popsicle Signs were allowed. So everytime a Realtor listed a home, we would place directional signs throughout a neighborhood to alert the community a home was for sale. If you live in a condominium here in Prince William County Virginia, the rules are far more strict. You can only have a sign in your window. So what happens when your unit doesn't face the street? That's right "your up a creek without a paddle!." Unless you hire a Realtor who is a marketing expert and has systems in place to get the word out quickly.
Think about it. If your home is not on a main street, online marketing and networking between Realtors is the key to getting your home in front of Buyers!

Recently I wrote about how Westridge is one of the most sought after communities to live in if you are looking at the Lake Ridge Virginia area. The reason is because it has it's own community elementary school, gorgeous street scapes, most single family homes are on treed quarter and half acre lots. There are even large custom homes up in the back of the community off Tilney Ct and many back to the River Falls Golf Course area.
I would like to share with you just exactly what is happening with home values in the Westridge Community. So far in 2009 only 59 homeowners opted to list their homes for sale. Out of that 28 homeowners have already settled and have moved. Where did they go? Well some sold and bought other larger homes in the area, a few had transfer orders.
The market continues to improve here in the Woodbridge Virginia area and homeowners are beginning to realize now is a great time to sell. Worried about foreclouses? Well did you know Westridge had very few homes that were sold as a foreclosure? It's true, so far there have been a total of seven foreclosed homes per MRIS data in 2009 in Westridge!( Three were condo's and four were townhomes. Foreclosed Homes in Westridge Subdivision)

It's Time To Sell. No What. Who do you call?
Well, that will really depends on your motivation and what your goal is. If you are just testing the waters to see what the market will accept, and time is on your side, just know all homes will sell in time.
I recently wrote a post that if your home is priced under $300,000 in the Prince William County Virginia area, chances are at the moment it will sell fairly quickly. Typically, within two weeks of listings and chances are you will have multiple offers. Sure every Realtor loves a home that sells quickly. However what about the rest of you. All of you homeowners who's homes are valued more than $350,000. The challenging news is, homes above $350,000 are taking longer to sell and homes over $500,000 even longer.
That doesn't help when you know you need to sell and your on a deadline and you need to sell your home fast! Don't just hire any Realtor. Realtors are a dime a dozen. The challenge is finding a Realtor who has embraced today's ever changing market and who has master the art of marketing to help homeowners sell fast.
Today you need a Realtor who is a Marketing Specialist.
In the old days all you needed was a Sign in the front yard, a lockbox on the door, some directional signs to the home and an add in the newspaper. Well now a days, there is a sign ordinance in Prince William County VA and Realtors are not allowed to use directional signs ( only on weekends!) and newspaper subscriptions and readership is way down. Think about it , people in your community who would typically respond to one of those Just Listed Post Cards who would normally love to buy a move-up home in your community can no longer afford to sell. Realtors need to cast the net far and wide to find your buyer.
So the way we sell homes has changed in a big way. Sure you may get a few post cards in your mailbox from the old timers who've been in the business for decades, however think about it... are those postcards for buyers? No they are for sellers! They want you to list with them.
