There was a pretty exciting Auction today for the Sabine on 5th in Downtown Austin, TX. It was amazing to see the discounts people received for the last project with any large vacancy. Here are some quick facts as to the types of deal you could have had:

Lowest discount - Unit 703 - 21% Discount Was $240,000 Auction Price: $190,000

Best Deal Based on % Discount - Unit 907 - 42% Discount Was $434,000 Auction Price: $253,000

Average Discount % = 31%

Average SOLD $/ft = $216.71

Now the motto of any auction is "SOLD.... subject to owner approval". Basically this means that the auction price may not have been the sale price but they probably worked it out with a little higher price. There was also a 4% buyers premium added to the prices above.
