East End Flats - 2931 E. 12th Street, Austin, TX 78702 - East Austin condos near downtown

Located in hip East Austin, the East End Flats popped up on my radar recently and I can't wait to get and take some pictures.

What's cool cool about it? It's next to the new commuter rail, has 3 commercial units and the build outs are pretty nice.

What I don't like... The neighborhood.

41 Waller - 41 Waller Street, Austin TX 78702 - East Austin condos near downtown and Lake Lady Bird

I really like east Austin. There are several projects that I've been watching over there too. Waller 41 is one of them. It's cute, spacious and in the heart of everything. One of the more interesting features is the lack of a tub replaced by a stand up shower that you'll have to see for yourself. It works, but something feels a little off.

Waller 41 - Type: "Cool Type" Condo conversion. Near Downtown +9 Appreciation +10, Proximity to UT +8, Deal potential +8, Proximity to coolness +7.5, Features +8, Green features +3.

For under $300K, you get a pretty good buy.

Bridges on the Park - 210 Lee Barton, Austin, TX 78704 - South Austin condos

When you drive by the Bridges on the Park, the "sold banners" leave you with the feeling that everything is gone but that is not true. I visited today and got the scoop that 40 units are left.

Here is the kitchen and bath layouts but there are a lot of upgrades so don't expect all of this to come in at the modest $400 a sq. ft. entry price.


What I like best about the project - great location by Hike and Bike Trail.
WhatI like least about the project - No nieghborhood charm

6th and Brushy - 601 Brushy, Austin, TX 78702 - East Austin condos 1 block from downtown.

Downtown Austin condo prices

Condo prices are up in downtown Austin. What I am seeing are the incentives going up. One devleoper is offering 10% down and 0% interest for 1 year... ZERO interest. That's a new one.
