The position of FSBO sellers are not the best one in a buyer’s market. If you do it yourself (I mean, if you try to sell your home yourself without hiring realtors), you will gain or win nothing as at present most markets in the USA represent a huge database of homes for sale which are listed in MLS.
I would recommend hiring a realtor. Some people are afraid of the necessity to pay up to 6% as the realtor’s commission but prices can be negotiated. In some places, for example, in Michigan the realtor’s rate is about 3%. I’m sure the situation is the same in some other states.
If you are serious about selling your property, you’d better call three or four agencies in your neighborhood and find out their rates. Then compare and choose the one that you like because the range of services is practically the same and the listings are the same
Recently I have read some sad statistics about the number of foreclosed houses in the USA. It turned out that out of 120 mln houses, 15 mln are on sale and more than one million are foreclosed.
I think the picture is terrible but I guess the real figures are even worse as statistics can be faked. I know that banks don’t fancy doing foreclosure sales.
They prefer to avoid it by making a deal before. A friend of mine told me that there is a tendency among owners to run away and leave their property behind. For example, according to him there are more than 75,000 such houses in Detroit.
And that’s all the consequences of Bush’s bill signed in 2004 according to which people could get mortgages without any down payment.
The saddest thing about foreclosures is people are under financial and emotional pressure and don’t pay much attention to the solution to the problem.
At the beginning of this year it has been noticed that there is enlargement of land sales from about 40 to 50 percent of usual amount of land which is usually bought. It has been mentioned also that there were some more phone calls and e-mails from the customers who were going to sell their land.

So, it is obvious that people are looking to buy a good piece of dirt at a fraction of what it cost just a few years ago! It is clear also that at least in the Eastern Panhandle of West Virginia it seems like people are starting to come back in the early 2000’s. So, maybe the land in West Virginia is worth buying or selling it for sale by owner at the beginning of the year 2010.
