Spec. Homes ARE selling in DU/Platt Park

With all the news about Moratoriums and foreclosures sky-rocketing many spec. home builders are "keeping cautious in this market".

It's no wonder that many of our beloved DU custom home builders like Ryan Homes and Birch Street have slowed or halted their projects. The question remains- Can spec. homes in the DU/Platt Park neighborhood sell

Here is some information for those of you who are thinking about doing a spec. home- DU/Platt park is selling. In fact, if you are a home buyer looking to purchase something "newer" or at least remodeled in the DU/Platt Park neighborhood for between $400K to $600K, we agents might have a hard time finding anything to show you. The need seems to be more for detached single family homes of smaller square footage than pre-real estate market crash period of homes in the 3000+ square foot range.

We recently sold this particular spec. home for $399K (1400 sq. feet) which translates to about $275 per square foot. In fact, this home was under contract well before its completion date. The median price for new construction in DU/Platte park is $266 per square foot and most of the current inventory are attached units of approximately 2100 square feet vs. single family homes. There are currently only 16 attached "new builds" (selling for $253 per square foot- median days on market are 100) and NO active single family detached homes for under 3000 square feet in the DU/Platt park neighborhoods.

Ok yes- in order to sell a spec. home in the DU/Platt Park area you need to make sure you work with an excellent realtor who knows how to market (yes- it's a shameless advert)- but the question remains When will we realtors have better inventory in this area? This is a call to action to get those babies built so we can all join together and get them sold!

XCEL Energy rate increase explained for Aurora

With summer nearing an end, we are still finding ourselves having to use our air conditioning- sporadically maybe but still the temptation is definitely there. With the recent announcement of XCEL Energy's 2 tier rate system increase,however, many of us have been leery to touch that AC button.

Well if you have been confused as everyone- here is the XCEL Energy rate increase for Aurora explained. First of all, let me explain the difference between your utility bills- XCEL Energy is a company that offers both Gas and Electric services- The 2 tier rate system that XCEL Energy has switched to is for Electric service only. If you are living in either Centennial or Aurora you may have XCEL for electric or you might have IREA for electric- If you receive bills for both then chances are that your XCEL Energy bill is just for your gas and IREA is your electric. IREA is NOT on a 2 tier rating system- but boy their rates have also increased tremendously. In fact, IREA's rates are a flat rate of 11.964 cents per KW hour for residential business (hmm maybe they should be on a 2 tier system).

Here is the low-down on the XCEL Energy rate increase explained for those of you who live in either Aurora or Centennial

  • The 2 tier rate system is just for electric demands in the summer- not gas
  • For anything under 500KW hours you are paying 4.6 cents an hour
  • For anything at 501 KW hours and above you are paying 9 cents an hour
  • The rate increase is only for the summer months from June 1st to Sept. 31st
  • Despite the rumors the number of KW hours used is per household (many thought it was cumulative within a certain service area)

So- if you have noticed your bills sky rocketing- remember there are some things you can do to help you save money in a tight economy including simply turning off that AC.
