Buyers Now Can Finance Up to TEN Properties Through Fannie Mae

Investors Get Ready! Effective March 1, 2009 Fannie Mae will now allow qualified borrowers to have up to ten (10) financed properties. In today's market, there are a record number of bank owned properties available and a large supply of motivated sellers that present great opportunities to invest in real estate.

This is a much anticipated and welcome change to regulations that temporarily sidelined seasoned investors who owned more than four (4) financed properties. Fannie Mae returned to the ten (10) property limit because experienced borrowers will play a key role in the housing recovery.

This change in Fannie Mae regulation will allow investors with 4+ properties to resume purchasing property for investment or resale. The goal of this change is to help stimulate the current housing market and in turn help stimulate the overall economy.

When owners Matt & Michelle Grassi purchased their first home, a 3 bedroom/2 bath Colonial located on a quiet street just down the road from Candlewood Lake in Danbury, CT; they had formulated their own plan to transform the house & property into the kind of home that would truly feel like theirs.

A little over one year later & the house now bears little-to-no resemblance of the house that once stood there. The original home, built in 1949 had been torn down & rebuilt from the foundation up in 1994. When The Grassi's took over the house a little over a year ago they set out to modify the 1,224 square foot home from it's country theme to a modernized, cozy environment where they would enjoy living in a home that was an extension of themselves.

The mid-range renovation was not meant to be a complete overhaul. The owners worked with what they had, adding the must-haves & improving on the structure as it currently stood.

  • At the front of the house they removed an overgrown group of white birches that were leaning up against the house. Outdated shrubbery lining the street-side was cut down as well. New paver stones & decorative rock were added to the front pathway.
  • In the kitchen the cabinetry was refaced, new hardware added and an island now graces the center of the large kitchen space. All appliances were updated to stainless steel including the dishwasher, refrigerator, oven range & sink. A modern ceiling fan provided a cool breeze and additional lighting for the kitchen & breakfast bar.
  • The living room & dining room areas were brought to life with a splash of designer paint
  • All 3 Bedrooms & the upstairs foyer got new carpeting in a neutral, forgiving light gray color
  • In both bathrooms vanities, mirrors, sinks & decor were changed to add a fresh clean look
  • The deck was powerwashed & sealed with a protective coating
  • Throughout the house fresh paint, new window treatments and the addition of overhead lighting added a feeling of cozyness & warmth to the house

A carefully planned makeover can yield incredible results. More homeowners are realizing you don't have to break the bank to create a true transformation. With homeowners averaging less of a return-for-the-dollar on their home improvements taking this sort of solid approach to renovating a home can be rewarding both emotionally & financially.

The Grassi's have enjoyed life in their new Connecticut home. Now just a little over a year later their needs have changed & future plans see them moving back to Matt's hometown located in Yorktown Heights, New York. As they sadly say goodbye to the home that was made to order for them they look forward to new beginings & who knows... maybe another renovation?
