I am not going to put pictures and all that in this blog because I just want to comment on the market today. I appreciate all the comments on my original blog on this subject!
I have been asked-" How do we guide our sellers?"- Welll, I am a seller too- I have a home that has been on the market for 19 months and I am a Real Estate agent. I was a seller first and recently joined the Team of agents. I can look at this from both sides now. I was, as most of our sellers, passionate about my home and felt it was the BEST! I failed to see what was on the market and what they were listed for. No matter what my feelings were about my wonderful home, I failed to see the reality of the situation. My realtor tried to guide me ,but was ,and has been too nice. Not that you have to be mean , but to be firm in showing the seller what is on the market.
If your seller must get what they unrealistically want for their home, they need to not put it on the market at this time. If they HAVE to sell at this time- it is our duty to be honest and realistic with them. I am selling my home for $100,000 under the market condition 2 years ago! Boy, talk about a reality check!!
I now understand what my realtor is facing. I do expect her to market my property the best of her ability and to keep me informed. I find that communication with sellers is poor now a days. I hear that alot with my new clients. That is probably the number one issue they have had with their old Realtor.
So, I say to you, Educate your seller. Do not allow the internet to answer their questions. I have tried to price my home myself on the internet- this is a poor way to make an analysis. They do not know what and where to find the right answer. Market analysis is the key to their education! Your analysis!! This is what you have been trained to do. One comment of my blog said" The price of a home is only what someone is willing to pay:. Boy is that the truth. So we must market the ammenities and features thst are attractive. My firm just sold a home that a woman would never buy-but she sold it to a single man that his needs were very different.
We must be creative. network. be honest,and use our talents we have learned- we can not sit back in todays market. Educate, educate- buyers and sellers. Your life will be much easier!!

Let's stop being negative about the market-There are still many wonderful things to be thankful for! It is a buyers market- so isn't that a beautiful thing? You can help your client find a great home for a great price! That should make you happy! It sure will make your buyer happy. I love to find a good deal for someone- everyone loves a good deal.
So we must make our sellers be realistic. This is not the same market that we experienced 2 years ago. At that time, a home sold for unreal prices. But remember, the seller then had to buy a new home for the same unreal prices. They sold their home for ALOT of money and bought a home for ALOT of money.
Now a seller must sell for a much lower price, BUT when they purchase another home ,they too will be spending less.It all washes out in the long run. It all comes down to helping our sellers be very realistic.
We must do our job and know what is on the market, how long a home has been on the market, use all our resources to market the property and be honest with our advice. Helping our sellers price their home right , how to stage the home for quick sale and showing them what we are doing to sell their investment. We also need to work together- all agents and brokers- to help each other out. Now let's go help our buyer find a deal!

Well, as I watch the interview Charles Gibson with Sarah Palin, I wonder how the US will react? What did you think of the interview???How can she help us in Real Estate?

I can not wait to go see my friend in Ashville NC next week, and have always enjoyed my visit there. This time will be different though, I live in the mountains now, different mountains ,but still mountains. So I can not wait to compare the two areas. I will be taking pictures while I visit and will blog a pictorial comparison when I return. So let me do the traveling and show you what I see upon my return on 9/22/08.
