When the sun is out and the humidity is low my thoughts turn to sneaking off to Madigan's Resturant for lunck on the deck. With views of the Occoquan River and the antics of the ducks it is a great escape from the ringing cell phone and stacks of paperwork on my desk.
Madigan's in located in the historic Town of Occoquan just off I-95 and Route 123 in Prince William County. It is one of those hidden gems in the area that many people drive right by without even knowing it is there. Madigan's has a prime spot in town right on the Commerce Street and just across from the Prince William County Tourist Center.
You can always expect friendly service from the staff and you won't leave hungry. Seafood is their specialty and it is fresh daily. You won't find crabs when it isn't crab season and yesterday we indulged with a soft shell crab sandwich and of course a crab cake sandwich. Thankfully it is crab season in our area now!
Expect a line out the door if you try to head to the restaurant for Sunday Brunch. The price is an extremely reasonable and besides the usual menu there is also a carving station and an omelet bar. Friday and Saturday nights from 9:30 pm to 1 am there is live entertainment with bands covering a wide variety of music including classic rock, contemporary and light jazz.
Don't miss the chance to enjoy a meal on the waterfront at Madigan's in Old Town Occoquan. And if you are out on the river on your boat you can pull right up to the dock!
It is a question that comes up over and over again when buyers are looking at property. Sometimes it is obvious and other times it can be a bit of a grey area. Unlike other parts of the country it is usual in Northern Virginia that all of the appliances convey with the home, including the washer and dryer. Occasionally you find a seller who doesn't want to include the washer and dryer but it is rare that you don't get the full package with the home.
Where things start to get a little fuzzy is when you start walking through the house and noticing custom window treatments, fancy curtain rods and upscale light fixtures. Are those considered personal property or are they considered "fixtures" and therefore convey with the house? For the most part the mini blinds, verticals or shutters stay with the house. Even the curtain rods stay as they are attached to the wall. If the curtains have sentimental value or match the bedding then you usual see them go with the sellers.
Light fixtures can be one of the biggest issues that buyers and sellers seem to disagree on. Wall sconces and chandeliers are attached to the house. If they are wired to junction box in the ceiling or the wall then they are a permanent fixture. Imagine the buyer surprise when they walk into the home to do their final walk-through and find that there is an open junction box where they thought the chandelier should be. Everyone checks their contracts and finds that the chandelier, which was perfect for the room, should still be there but it is on the moving truck far away.
One of the things we do on our listings is to include is a checklist to let the buyers and their agents know what will convey with the house. Most of the time a checklist will keep everyone from guessing and answer the question "Does this Convey with the House?
