If you wish to sell by owner and save money get used to graciously accepting buyers' comments, feelings, and quirks. Always be businesslike and pleasant. Let them know you are willing to discuss their concerns as buyers. Work on creating a negotiated win-win transaction with everything in writing.

Selling your home can be a very exciting event. Selling can also be complex, confusing, and frustrating, not to mention one the Biggest financial decisions you'll ever make. The most important thing to remember is, DON'T OVERPRICE! Pay for an appraisal. If you don't like it, you don't have to use it, but if you like it and anyone offers you less, you can wave it in their face. You can also ask agents for a Competitive Market Analysis.

Disclose every defect known whether major or minor and when in doubt, disclose it anyway. Disclose any work done without permits. As-is sales do not relieve sellers from disclosure obligations. Find out what disclosures, inspections, and forms are required for your state and city. Use an escrow company. There are countless books available covering the ins and outs of selling your own home; and even if you don't read one cover to cover, have it on hand as a reference. Consulting with a real estate attorney for advice as needed may be well worth the price of peace of mind.

Things to Remember:

  1. Price your come competitively.
  2. Market your home with advertising. (newspaper & Internet)
  3. Ask your prospective buyer if they've be qualified with a mortgage company.
  4. Negotiate a price and get it in writing. You and your buyer need a signed contract.
  5. Closing costs can be expensive. Negotiate all fees as part of the deal. (You may agree to pay most, some or none of the closing cost.)
  6. Instead of lowing your sales price you may consider paying some of the closing cost for the buyer. This will lower the cash needed for the buyer to close your deal and their loan.

Safety Reminders:

For your own safety, the following are very important:

  1. Never allow people to looking at your home to be alone. Always go with them room to room.
  2. Be certain that all jewelry and other small valuable items are out of sight
  3. Keep all credit cards out of sight
  4. If you have items of value in the garage, be certain to lock it from the inside.
  5. Take all prescription drugs out the medicine cabinet and put them in a safe place.
  6. Be certain that you know the location of your keys at all times. Should one turn up missing, change the locks as soon as possible.
  7. If there are two or more parties being shown the home, be certain they stay together.
  8. Do not show your house alone if possible.
  9. Never tell anyone your schedule. Do not tell anyone you cannot show your home because you won't be home. Simply you say you won't be available at that time.
  10. Be alert. When you feel uncomfortable in a situation, get out.

Be aware that while many people sell homes without any problems every day, you will need to be cautious of time-wasters, aggressive investors and possible scam artists.

RELOCATING TO Madison, Brandon & Jackson MS

Relocating to a New City Photo

Relocating to a new city? Let the Herrington Realty Team lend a helping hand. We are committed to making your move a smooth and stress free transition. Listed below are a few time saving tips for relocating to your new location.

Organize...Prioritize...Minimize

  • Donate to Goodwill, Salvation Army, or Habitat for Humanity. Clean out the clutter and give away what you really don't need or want to move.
  • List the most important things you must do before you leave your present home that will ensure a smooth transition to your new home. Set aside magazines, bills, and other recurring mail that you want to move with you to your new address. Visit the United.States Postal Service online to change your address.
  • Pack travel items in compact compartments in travel size bags. Instead of packing the entire 250-size box of q-tips, place a small amount to get you to your new destination in a zip lock bag in your carry-on travel bag. Place travel-size personal items in with a few extra changes of clothing for each family member in a separate travel bag. If you have to stop overnight, you will appreciate carrying one small bag into the hotel instead of everyone's big suitcase. You may have to "wing it" the first night you arrive in your new city, and the more compact you have packed for everyone the easier it is to settle in.

Arrange Account Transfers In Advance

  • Electric and Gas Company Accounts
  • Water, Sewer, and Garbage Utilities
  • Cable, Internet, and Phone Services
  • Mobile or Wireless Phones and Internet Cards
  • Pest Control and Lawn Care Companies
  • Bank Accounts, Investment Funds, Legal Advisors

Moving Company Precautions and Procedures

  • Coordinate your departure and arrival schedule
  • Furnish your en-route contact information with the moving van driver
  • Remove personal items that need to "go with you" out of your house. Put items that you need in your car so they won't get lost, stolen, or accidentally packed by the moving company.
  • Label boxes by content and which room you want them to go to in your new home
  • Do not pack flammable items, open containers (especially food items), jewelry or valuables for the moving company. Transport these items separately from your household goods.

Go Before and Behind Your Movers Checking Areas Others May Miss

  • Take the time to walk through your old house one last time after everything has been moved out
  • Check basements, attics, closets, cabinets, behind remaining window treatments, and garages for any items that movers may have missed.
  • Try to be available when your movers are unloading your items. Photograph and report any damages.
  • Point out the right location to those helping you unpack/unload boxes and furniture items.
  • Watch out for anything that might cause someone to trip, fall, or hit their head on low hanging areas.

Take a Positive Attitude With You on the Journey

  • Prepare children and pets for the move by making sure they have snacks, pillows and blankets, and an extra change of clothing. Young and older family members may need to stop more frequently for meals or restroom breaks. Comfortable people are happier people.
  • Discuss any concerns or problems with the moving van driver before you get on the road. Try to establish an open line of communication with everyone involved in the move so there are no surprises.
  • Smile and compliment those who are trying to help you pack and move furniture and heavy items. Set the tone for a pleasant trip!
