At the average $101 per square foot this,839 sf house would be $287,000 $32,000 under the list price. While the seller is already taking a substantial loss, the property is still priced well above the the highest recent sale.
The purchase loan was for $223,000. Unless I am missing a second mortgage seller wouldn't have to bring money to closing at a sale at $287,000.

The rental home at 115 BLUEBELLE DRIVE is in a good area of Madison and since it is in an established neighborhood, there shouldn’t be any grief over John’s vehicles. He will need to use discretion but there is not an HOA. Please let me know if you don’t hear back from the listing agent and I will see if I can help.

The link below is to the the listings that you indicated an interest in. You are correct in that Arab would be a long commute. In addition the schools that serve the area are not good making eventual renting or reselling difficult.

154 FORD CHAPEL DRIVE is in a desirable, growing area. It is near a neighborhood that was hard hit in the April 27 tornados and was hit in 1999 by tornados as well. While there is no logical reason that the area would be more prone to tornados, some residents of the neighborhood are concerned and not rebuilding.
107 HORSESHOE BEND is in a small Madison neighborhood just off of one of Madison’s major north south traffic arteries. The house is about a block into the neighborhood and there will be some traffic noise. During rush hour there will be some difficulty in entering traffic.

189 FIRESTONE DRIVE is in an older Madison neighborhood just off Highway 72 / University Drive. The house is about 200′ from the highway. There is another house and trees as a buffer so traffic noise will be somewhat abated. The last time I was in the area the homes were well maintained and the neighborhood appeared to be stable.

There is a grocery store and pharmacy within about three miles.
236 SCOTT ROAD in Toney is also in a rural area. It is to the west of Hazel Green. I am a little concerned about the properties immediately surrounding the house. There are two old mobile homes across the street. The property to the immediate left is also a mobile home.

144 CAMBRON ROAD in New Hope concerns me on location. The high school that serves the area has a bad reputation and low graduation rate. At one time there was drug problem in the school. 129 RIVER DOWNS DRIVE is located in my favorite part of the greater Huntsville area. We moved from the city to northeast Madison County 5 years ago and regret having not moved sooner. There is basic shopping in place with more under construction. The schools are good. The commute into the city is usually modest.

The agent that listed the property in this sale is in our office. I checked with her about any issues with he house or neighborhood. She said her seller had a job transfer and only lived in the house a couple of months. She liked the house and neighborhood while se was there.

Unless I am missing a second mortgage, this is about what he owes.
The purchase money loan was for $110,400 and was not a VA loan. Assuming a 3% down Payment seller probably has about $114,000 in the house. He could have made a larger down payment and my estimates below would be way off. If this house does become a contender I may be able to research the Madison County Probate records for the actual sale price.
The listing agent on the listing is Amerisell Realty. A national limited service realty firm. All they do is list the house in MLS . Seller is paying them from $200 to no more than $500 in a flat fee.

Assuming he is paying $200 in a flat fee and didn’t pay any of your closing costs, his break even point on a sale will be in the $118,000 range. Again my estimate may be based on an incorrect down payment,
Even if my estimates are correct, we don’t know what seller would be willing to take and if they need money for a down payment on a new house.

At $81 per square foot the house is priced well above the highest recent sale. Since we know the seller paid $134,820 There break even point on a sale will be in the $147,000 range. They are priced at $142,000 which would probably net them something near the loan payoff.
At the highest recent sale of $67 per square foot the 1,757 square foot house would be at $117,000 way off the $142,000 list price.
I’m thinking seller is upside down in the house and unless they were willing and able to bring a lot of cash to closing we couldn’t make a transaction work.
The house is near but not in a flood zone.

In the meanwhile I spent some time searching for more homes at the link below. There are two new construction homes. One listed at $117,000 / $61 per square foot, 207 ELDERBERRY CIRCLE . The listing at 139 CLUBHOUSE LANE is not done very well but this is a nicer neighborhood. We just have to watch for septic system problems that are common in the neighborhood.
