Buying undervalued properties, fixing them up and renting them out for now is a good way to position yourself for the next upturn in real estate prices... smart investors are now aquiring single family homes at large discounts in neighborhoods with good mass transit connections to urban employment centers and decent job growth potentials... then they invest as little as possible to make the homes move in ready and rent them out just below the going market rate... they will rent these properties out for a few years, maintain and manage them, so that they carry themselves while even making a little bit of profit... eventually the next upturn in the real estate market will make it highly profitable to further rehab them and then to unload these properties for a substantial gain... sounds like a good plan as long as they watch the fundamentals and do their math...

ZIP Code: 10591![]()
Location Characteristics: Sleepy Hollow is a small Hudson River village comprised of very diverse and lovely neighborhoods, such as Philipse Manor and Sleepy Hollow Manor for example. Tree lined Beekman Avenue leads down to the Hudson River shore and the latest townhome development of "Ichabod's Landing". Many stores and restaurants can be found along it. It's flavor is very similar to Tarrytown and boasts a wide range of housing options. Another large river front development is in the enviromental planning stage. It will bring more residental, recreational and retail space to the river. A small hotel is also planned as well as recreational areas, sports fields, tennis courts, playgrounds and a river walk.

You still can obtain properties here at a somewhat lower price than in the surrounding communities. How long it will last remains to be seen since Ossining has big plans for it's water front and downtown areas. GDC is currently in the ground breaking stages of an upscale waterfront housing development. For more information on Ossining vist my web sites at www.phyllislerner.com and www.westchester-real-estate.us - comprehensive and essential.
ZIP Code: 10562![]()
Location Characteristics: The village of Ossining is located directly on the Hudson River shores and is surrounded by Briarcliff Manor, Croton On Hudson and Sleepy Hollow. Many of the co-ops, condos and single family homes offer breath taking views from their hilly perches over the Hudson River. A soon to be started revitalization of the water front and downtown will bring new residental housing and retail offerings into the village. It is close to major highways, recreation and shopping and has a railway connection into Manhattan and a commuter ferry across the river to Rockland County.
