A real estate agent hired to work in the best interests of a buyer in a real estate transaction. The agent's loyalties are with the buyer. How about just converting everyone's primary mortgage automatically with their next statement to a fixed 4% / 30 year mortgage for good / no points / no re-fi fees / no nothing... How about capping everyone's credit card rates to 10% for good... no matter what...
This could be done with a simple key stroke on the lenders' computers...
To simple? To effective? To radical? To nice? To little profit? Darn....
In recent weeks more and more complaints have been voiced by frustrated home buyers, sellers, real estate professionals, seasoned local appraisers and even some lenders...
More and more agreed upon deals are falling apart because properties do not appraise... not just by a few thousand dollars but by several tens of thousands, and even by hundreds of thousands... and not due to sinking market values, but because of lenders being forced to hire non-local appraisers highly unfamiliar with the nuances of the local real estate markets.
This has been brought on by new ill-conceived regulations on the books requiring lenders to abandon their seasoned local appraisers in favour of out-of-area appraisers with no or very little knowledge of the the local markets... thus creating even more and highly undue downward pressure on home sales and prices everywhere...
Which makes me wonder if law makers understand the complexities of the various local real estate markets and where they get their information from to come up with such nonsense...
