Did I do the right thing.....a prospective client calls looking to view a property 57 miles from where I am based. I said ...I can help you with that, but I have a few questions first. In discussion it was determined that the gentleman was not pre-qualified and did not wish to speak with a lender because he ‘thinks' his credit is good and it is a waste of time. I explained that this would be a 114 mile round trip for me...I would rather he had spoken with a lender first. He was not moving on this. I advised him it would be better to call me back once pre-qualified or he could find a REALTOR closer to the property, who may be willing to take him out without speaking to a lender. (Very nicely obviously) Gentleman thanked me for my honesty and kindly said he will call back....he wont...but did I do the right thing? I happen to think I did....

Continues to be a bank owned properties driven market. The number of pre-foreclosures decreased ever so slightly this month, so we should start seeing a positive change soon.

Please tell me...why are some sellers still so stuck on pricing their home higher that what it is worth...because that's what their neighbor sold their home for in 2006? Going to a listing presentation requires so much more preparation in this market. I am finding, not only must I show on paper what "the market" dictates the price is (not me!) but I have found it beneficial to show other properties for sale at the correct market price...just to show the seller exactly what buyers will be seeing when comparing their home...to the one round the corner. Any other ideas greatly appreciated!
