Between the stock market's wild ride and sinking home values in Santa Clara County (and around the country), it's a little nerve-wracking. These times are especially upsetting if you're a senior and plan to retire soon. For years, people looked at their homes with the fond sense of "this is my retirement fund" - or at least a good part of it. Some of that value is now gone.

The stock market, the financial crisis and the housing market are bigger than all of us. We are on the verge of a recession, if not already in one now. There's a lot that's beyond our control. But what CAN we do to maximize the current situation?

Updating the Campbell, CA, Real Estate Market

The Campbell real estate market is levelling out and even improving in many regards but it does remain a buyers market there now. In this look at the real estate market in the city of Campbell, we'll use tools and data provided by two subscription services I have, Altos Research and The Real Estate Report, and also I have crunched some numbers from our MLS myself. Updating the Cambrian Park Real Estate Market

How're things in the Cambrian Park real estate market? It's a bit of mixed bag, with some hints that the worst could be behind us.

The months of inventory have been all over for Cambrian condos, but for houses, that number has mostly been under 6 months for most of 2008. The condo market has been improving steadily such that it, too, is lining up with the single family home market at just under 6 months of inventory. (Six months is the balance point, according to the National Association of Realtors. More is a buyers market, and less is a sellers market.) Right now, it is very close to being a "balanced market", meaning that it's about equally favorable to buyers as to sellers. Have a look at the graph below, which reflects the absorption rate, or months of inventory, for both single family homes and condos & townhomes in the Cambrian Park area of San Jose.

As in other parts of Silicon Valley, Cambrian home prices are declining, though not nearly as much as San Jose as a whole. The year over year declines in sales prices are about 18% in Cambrian Park, but more like 32% to 33% for the entire city of San Jose.

How's the Real Estate Market in San Jose's Almaden Valley Area?

How's the market? In the Almaden Valley area of San Jose, there are mixed signs. Let's have a look at the absorption rate to begin our analysis of the San Jose real estate market in the Almaden Valley area (zip code 95120).

The absorption rate is the rate at which homes are selling. It factors in the current inventory vs the closed sales for any given period of time. It could be months, weeks, or even days of inventory. If no new homes were to come on the market and properties continued selling at the current rate, how long would it take this pool of homes to sell off? That's what the absorption rate, or months of inventory, reflects.

There's one disclaimer with the data as charted below. It relies on that ratio between current inventory and closed sales in any given period (in this case, we're using months). For the month of February, there were 10 condos on the market and NO closings. That means that the months of inventory is not chartable (the number does not exist for 10 divided by zero.) So I inserted 14 to line up with the worst month of the year so far just to give the idea that it was not a good month.

Downtown Los Gatos - Fun Event This Weekend - The St. Mary's Country Fair

St Mary's Country Fair in Los Gatos, CA, runs the second weekend of every OctoberThe St. Mary's Country Fair in downtown Los Gatos is back for another great weekend - starting in just a few minutes and running through Sunday afternoon.

The fair includes carnival rides, arts & crafts, talent shows, raffles (a smart car is being raffled), food and drink as well as goodies to buy. Wine, beer and margaritas are available in the evenings.

Tonight and tomorrow night there will be free live music and dancing (tonight it's the Joe Sharino Band and tomorrow evening it'll be The Cheeseballs) - no cover charge!

Sundays usually include pony rides and a petting zoo.

The food is good and reasonably priced. Stop by the burrito booth tomorrow morning and say hello - I'll be there!

The St. Mary's Country Fair is the largest fundraiser done by the parish church and school, and proceeds from the fair go equally to each. Everyone is invited! The fair is held in the school lots and in the parish hall. No admission charge.

The fair can also be reached via Lyndon Avenue, off W Main Street.

The residential neighborhood near the church and school have limited parking, so I suggest you park in one of the many public lots. The closest would be off W. Main Street but a large parking area is between N. Santa Cruz and University Avenue.
