The 4th of July Parade in Germantown was the first time the Shorewest Firetruck has been seen in the area...Available to help put out fires for buyers and sellers, and rescue deals, Pat Tasker was able to meet and greet with many local residents in the parade this year. We got some good news this week, when it comes to the housing market!
The number of homes that went PENDING has seen an increase! That means the market is starting to move... That means offers are coming in and being accepted, in some cases, it means multiple offers! We haven't seen that in quite awhile.
What is causing that? Several reasons can be found:
*$8,000 tax credit being issued to "first time home buyers". If you have not owned a principal residence in the last 3 years, you would qualify! The deadline to qualify for that giant tax credit is November 30th,2009 Buyers are starting to get serious about BUYING not just looking at homes so the don't miss out on this paycheck!
* Low Interest rates...Or should I say rising interest rates. Just a few short months ago, it was possible to find interest rates below 5%. Now that is almost impossible to touch....With rates in the 5-6% range, buyers are getting serious and writing offers, for fear rates continue to rise even higher.
* Great Inventory. There is a lot for buyers to choose, so it is not hard to find a good home!
* Great Prices. Sellers have been worn down in this market, and smart sellers have realistically priced their homes accordingly.

$300,000? Yes, that is what an anonymous buyer recently paid for a parking spot in a tony area of Boston, known as "back bay area" .....
A condo is one thing, but a parking spot FOR the condo? WOW....is that crazy or what... Originally priced at $250,000, a bidding war caused the record breaking price of $300,000....apparently the high demand, and low supply fueled the fire...
Boston? Maybe is was Theresa Heinz Kerry, or one of the other area billionaires....I guess if you've got it, spend it?

The spring market is heating up, and Germantown is no different! I have recently sold 4 Germantown properties.
The buyers are a good representation of the current market. Two were first time buyers who will benefit from the tax credit currently being offered. One young couple bought a very nice ranch on Hawthorne, just off division. They will be getting married soon, and hope to raise a family there! 
Another single gal who grew up in Germantown bought a condo that was a foreclosure on Windsor Court. She has some minor decorating and cleaning to do, but got a great unit to start building her personal wealth.
The condo/single family home I sold on Preserve Parkway has new owners who transferred from Idaho. The convenience of a condo regarding lawn work and exterior maintenance is complimented by the privacy offered in this free standing home. 
Neighbors on Sun Valley are sad to see my sellers leave this great home for a relocation to Madison. Neighbor kids were in tears this week saying their good byes...but with texting, you know they will be able to stay in touch!
