Below are the sales stats of actual sold/closed properties on Cape Cod according to the Cape Cod & Islands MLS system from January 1, 2008- February 29, 2008. There were 429 sales sold/closed at or above above $100,000. Last YTD, there were 512 sales. Thus, we are seeing a slight slow down in sales in 2008.

Here in Barnstable County in Massachusetts (entire area of Cape Cod), so far in 2008 of all property types according our Cape Cod & Islands MLS system, 320 properties have sold/closed.
This time last year 408 properties have sold/closed. This is a decrease of 21.56%.
Ironically, and thankfully, my business here at Century 21 Shoreland in Provincetown is ahead YTD compared to LYTD. Also, the Century 21 Shoreland office in Hyannis is well ahead of YTD compared to LYTD. I attribute our success to innovative Internet marketing and always "thinking outside the box" in this challenging market
Of course, we have not entered our prime buying season- especially here on Cape Cod. Thus, I am not thinking too much about the percent decrease- except to remind sellers they need to be realistic if they are serious about selling.
If you or anyone you know are looking to buy or sell here on Cape Cod and would like to learn more about our marketing strategies, please e-mail me at Rick.Tourgee@Century21.com or visit my website to see a small handful of properties for sale!
When you visit Provincetown, a dune tour is a must! Imagine dunes stretching as far as you can see along the Cape Cod National Seashore with wispy beach grass, dark green pine trees and deep red beach plums nestled in hollows which are brought together by a silhouette of blue sky. Art's Dune Tours will leave you with an experience and beautiful scenary in your mind to remember forever!

On the tour, you will travel along the shoreline where your guide points out the "dune shacks" where famous artists and writers like Eugene O'Neill and Harry Kemp became inspired to create their art.

A two hour sunset dune tour is a must if you really would enjoy watching the sunset over Cape Cod Bay! Experience one of the few places on the east coast where you can sit on the beach and view the sun setting over Cape Cod Bay. Make it a special night and bring a blanket with a bottle of wine or small cooler with your favorite beverage.
Spring and summer is right around the corner.......it is not to late to start thinking about spending some time here on cape Cod! Visit Art's Dune Tours for more details on dune tours!
One of the many beautiful areas of Cape Cod is the Cape Cod National Seashore. The Cape Cod National Seashore stretches from Orleans all the way up to Provincetown. It is about 40 miles of pristine sandy beaches, marshes, ponds, and uplands support diverse species. Along the way you will find lighthouses, cultural landscapes, and wild cranberry bogs all of which offer a glimpse of Cape Cod's past and continuing ways of life. Swimming beaches and walking and biking trails beckon today's visitors. Ranger-guided activities are offered throughout the year.

The above photo is a photo of the sand-dunes in Provincetown.
The off-road driving corridor at Cape Cod National Seashore is comprised of miles of unspoiled beaches managed by the National Park Service to accommodate off-road vehicle (ORV) enthusiasts and other beach goers. There are strict requirements and regulations for driving off-road at Cape Cod National Seashore. Visit the website for more details. All applicable federal and state laws and regulations apply and are enforceable.

Cape Cod National Seashoreis one of the most important nesting areas for the federally-threatened Piping Plover. Abundant in the 19th century, the beach-nesting Piping Plover declined in the 20th century, but have begun to recover as a result of active protection and visitor education. During prime nesting, ORVs are prohibited.
