REALTORS® say the Darndest Things?

REALTORS® say the Darndest Things? But sometimes it's the things written in the agent remarks section of the Multiple Listing Service (MLS) . Things that every REALTOR® working hard to find a home for their buyer clients first read before laughing at it and tossing it in the shredder.

Here are ACTUAL examples of what may be written about your home in the MLS. These comments may discourage other REALTORS® from scheduling an appointment for their buyers.

Confused Person1. SUBJECT TO INTERIOR INSPECTION; MUST SUBMIT OFFER FIRST; DO NOT GO ON PROPERTY; DRIVE BY ONLY; DO NOT DISTURB OCCUPANTS FOR ANY REASON!!!! DO NOT SOLICIT OWNER OR OCCUPANTS!!! SEVERE WATER DAMAGE ON ROOF FROM RECENT STORMS; WATER DAMAGE ON 1ST FLOOR FROM FAULTY PLUMBING; POSSIBLE MOLD ISSUE FROM WATER DAMAGE; UPSTAIRS BATHROOM WATER DAMAGE EVIDENT IN GARAGE CEILING; POSSIBLE FOUNDATION WATER DAMAGE, PONDING ON BACK OF THE HOUSE. HOME OWNER IS A LICENSED REAL ESTATE AGENT IN CALIFORNIA.

2. Do Not Disturb Occupants!!! Do Not Walk Anywhere Near this Property! SUBMIT OFFER SUBJECT TO INSPECTION via email/Mongo Fax only to XXXXXXX.COM. AND...If this is what you've asked your REALTOR® to put in the MLS, I guess you could get lucky and sell to some desperate home buyer willing to buy it withou ever stepping foot inside your home, BUT... if you are wondering why it hasn't sold.....well....all I can say is Good Luck and thanks for the laugh!

What Doesn't Kill You Will Just Make You Stronger?

"What doesn't kill you will just make you Stronger!" That's what my grandfather taught me. He used toTree Creature, Run Forest Run, tree with face heckle anyone, anything, anywhere and anytime.....maybe that is why I am now a heckler. I'll give you a few examples:

1. I'm at the movies, with my wife, during the opening week of one of the Lord of the Rings movies and at the part where the hobbit creature is sitting atop of a tree, as it's racing down to save all the other trees in the forest......the theater is quiet, the music dramatic, and I yell ..."RUN FOREST, RUN!". Imagine hysterical laughter for the next 10 minutes as trees are running around everywhere trying to save their world.Upset, angry pitcher

2. I'm at a minor league baseball game. The home team is down by two runs in the 7th inning and up to bat in a tough game. The visitors put in a relief pitcher to start the inning and I start yelling...."Pitchers Got a Rubber Arm!" or "We Want a Pitcher not a Belly Itcher!!"....childish, yes or course, but after four relief pitchers, bases loaded in the 7th, 8th, and 9th innings, AND THREE runs later, the home team wins. Was it me? Or just good baseball?

And Lastly....

3. I'm in my office going through the MLS reading the showing instructions: "Can only be shown on Saturdays from 1 - 3 pm", "Tenant requires 1 week notice (or more) to show, because they are uncooperative.", "Owner having personal difficulty with sale of home, drive by only", "Out of Area Agents must call for access. (FROM AN OUT OF AREA AGENT WHO IS NOT USING A LOCAL LOCK BOX).", and my favorite, "Don't call me for any reason I will not take your call."

If these are your showing instructions, I don't mean to be insensitive but, I WILL PROBABLY HECKLE YOU! It might be in the privacy of my office, over the phone, or maybe even in person. I don't intend for it to be mean, but C'MON! If just getting in to show your listing is this big of a deal, it's just a guess, (and I REALLY hope I'm wrong) but it seems like YOU are probably going to be a PAIN IN THE ASS TO WORK WITH for the next 30-45 days, but hey, what doesn't KILL me will just make me stronger! Right?

Dear Mr & Mrs Homeowner,

How's Your Loan Modification Going? I keep hearing more and more that those that have been working with lenders seem to share the same stories. Here are a few:

1. "The bank has been reviewing my file for 6 months (or longer), but they say as long as I stay current on my mortgage payments they are willing to work with me." - It seems that as long as your current on your loan, why would they feel there was any need to work with you? I am not advocating that a borrower intentionally stop making their payments if they are capable of doing so, but it just seems more and more borrowers are left in limbo "waiting for a loan mod", while they continue to make their payments on time. Maybe it's just me, but 6 months (or more) seems like a long time to get an answer...don't you?

Avoiding Foreclosure, Short Sale, Menifee, Murrieta, Temecula, Real Estate Agent, Realtor2. "The bank just denied my request for loan modification BECAUSE.....

  • ...they said my income was too low, even though nothing hasn't changed from when I got the loan to start with... - Probably because "nothing has changed", why should they change?
  • ...they say my credit scores are too low... - Probably because of missed payments.
  • ...they say I've accumulated too much debt and my ratios are off... - It happens.

...BUT, they said they I could try again!" - Why? What will change?
