Growing up in Indiana, we had plenty of local parks to visit. However, as an adult, I am amazed at the extent of Boca Raton's parks. Sugar Sand park on Military Trail, just south of Palmetto Park Road is nothing short of amazing. I can only classify it as the largest tree house mansion ever created. The area is so massive, it's hard to keep track of your child. There are so many different mazes and activities built in, the children never want to leave! The city has built it as a science playground, with different science stations throughout the playground. They also have a science water station, which is much appreciated in the hot summer. There is also an area for the younger children, and an enormous sand pit. To top it all off, they have an indoor science museum. Two large rooms with a wide variety of science activities, all interactive. The children love it, and I never get bored either. They are constantly changing it up also, so every time you return there is something new. All this for free! You can even for a nominal fee reserve the picnic areas with barbeques and spend the day with family and friends cooking out and relaxing. The staff is very attentive and really make sure you have an enjoyable time. Make sure you reserve early in peak times, they take reservations 3 months in advance, and the weekends really fill up. Add this to the many public beaches, boat ramps, and city activities, and you actually feel grateful to see your tax dollars put to good use.

Rates are the lowest they have been in a long time! Housing prices are rock bottom too! Property tax reforms have offered some savings in costs. The stars have aligned so that if you've been wanting to buy real estate (whether an investment property, second home, first home, or new primary residence) the time is right! What are you waiting for?

I remember during the "boom" when people thought the market trend would last forever and kept buying and buying and buying, thinking prices would continue to go up. Many of us knew it couldn't continue for long, but people would listen. I don't know if it was greed or the media that kept them buying way to late in the game. But unfortunately, many got hurt.

Now we are on the flip side. Prices have been dropping for a while now as have rates. The media would have you believe that if you wait you will do better, but they are the same media that failed to predict the end of the boom. Prices are not going to go lower. Those who want to sell and can drop have already done so. You can't get blood from a stone. Not everyone is elligible for a short sale. Those who can and are willing to go that route have already dones. We are seeing fewer and fewer of them come on the market now.

If you truly want to buy and get a great price, get in the market now. Seller are still negotiable. Instead of hoping prices will drop more, get out there with a good agent and negotiate your lower price now. That way you've got your rock bottom price while the rates are low and before the end of the lul is here.

We are seeing more and more buyers entering the market. As they buy up the rock bottom prices they will be helping to turn the market around. They are also locking in their interest rates now, while they are low. Those who wait will surely pay more if they wait too late. More in purchase price and more in financing costs, not to mention the fact that financing might be harder to get.
