I wanted to take time out this morning to point out two local tragedies that occurred over the weekend. Please click on the links below for the headlines. Our small community has been rocked by these murders and its time for us to contact our local representatives and make sure appropriate measures are being taken to give our local law enforcement the training and funding that they need to keep us safe! I'm posting this to help others contact their local officials. Thanks and please pass this along to others!.
Please take a few moments and click on the links below to contact officials and let them know how you feel!

My deepest condolances to the family and friends of the victims. They will be in my prayers and I'm sure many others.
I was recently breaking down the value of HOA dues for a client, when I called Allied Waste a local trash collection service for pricing and coverage areas. The Frederick County, Virginia Office was nice enough to send me a few presentation folders for my current and future clients. I was really impressed with the commitment of the service to improve the waste collection experience and the reasonable prices. For Frederick County Virginia, they provide a 96-gallon toter on wheels that works with is compatible with an electric arm on their collection trucks. This means less mess and no rolling cans on the ground.
The company serves over 8 million customers and has a vision and mission for a cleaner future. They are the second largest waste collection company in the country and employ over 22,000.00 in 39 states!
They also offer recycling, and large home project clean up collection as well. For more information call 540-667-7474 for local service. You can also visit www.alliedwaste.com for more information.

If you are attempting a loan modification ask yourself this question. When is the last time you made a mortgage payment? If you have not made a payment in three to four months, you should have enough money saved to take on your new modified payments at the end of the process. If you still do not have enough money to make a single payment, that means that even if your loan had been reduced to 25% its likey you still could not afford your home.
At this point even a reduced payment may be just delaying the inevitable. The bottom line: If you have had a permanent change in income, and have not had success in finding a job to replace that same income in over 6 months, you may be just putting water in a bucket with a hole in it!
Short Sales allow you to honestly sell your home, and begin to rebuild your credit more quickly. Many of the government loan programs are already making guideline changes to accommodate future lending to those who have rebuilt their credit in as short as three years!
Renting does not have to be a sacrafice! There are many affordable rentals on the market, with many if not more, of the upgrades you already enjoy. Often when a home owner cannot sell they turn to a property management company if they can afford to keep their home until the market changes. A great rental will also aid in rebuilding your credit history.
Do not be afraid of the short sale status! This market has changed the outlook of many peoples lives, and it is important to remember that credit can be rebuilt and that you can be a homeowner again! Don't be discouraged! A short sale can be the first step to regaining control of your financial future. Recently I have helped a string of first time home buyers navigate the waters of foreclosures and short sales to find their new "home." The most challenging thing that most young couples are facing are their expectations for the home buying experience. Thanks to the media everyone thinks that if the house is not being given away you are not getting a good deal. Also the stresses of qualifying for the loan also have your "qualified buyers" jumping through extra hoops to make it to closing. So what is my advice to REALTORS? Be patient. We do this every day and it takes the sting out of the stress of the purchase.
My advice to buyers? Life is short! This is the best market we have seen in years and may be the best for years to come!!! Interest rates are low, and the Obama incentives $8,000.00 are the icing on the cake!!! Do yourself a favor and find a great REALTOR to help you find your home, and know going into it that it will worth it in the end. When we have a seller who wants to sell and a buyer that wants to buy we need to make sure that we can make the end result happen for both parties!
