Want to own a beach condo?

I love the beach!!! Who doesn't really? It is my job to know every beach condo that is on the market, how long it has been on, what the HOA monthly dues are, how strong the reserves are, the neighbors, what you might be able to rent it out for and how much you can expect to pay each month to own it with the current interest rates. Currently there are 50 beach condos for sale from Manhattan Beach sand section to South Redondo. The average price is $664,654. The lowest price condo is in Hermosa Beach on Prospect listed for $450,000. It is a two bedroom in the Victorian with low HOA's. If you are looking to get your own beach condo contact me. Palos Verdes Real Estate market 2008

I hope your 2008 is off to a great start. Currently there are 172 homes for sale in all of Palos Verdes. The average asking price is $2,906,155. The lowest priced home for sale in all of P.V. is located at 26688 Crenshaw Blvd in the Palos Verdes north area. It is a fixer with 2,342 sq.ft, three bedrooms, three baths, and huge lot (25,700) built in 1961. This property is bank owned. It was last purchased in 2000 for $431,000. I heard this morning the bank has accepted an offer. It has yet to be reported in escrow. On the other end of the spectrum the highest priced home is listed for $23million. This home is located in the prestigious gated community of Rolling Hills at 4 pine tree lane. Rolling Hills is home to many successful entrepreneurs and celebrities. This particular home is an exclusive gated equestrian estate, featuring unobstructed panoramic ocean, coastline, and city light views from Santa Monica to Downtown L.A. and beyond. This is a five bedroom, eight baths, 10,000 sq.ft home, with a 179,031 sq.ft lot, built in 2006. The average days on market are 90 days for the homes currently for sale. Last month the average price per sq.ft of sold homes is $664.00. Up from Novembers average price per sq.ft of $532.00 Homes sold in December sold within 96% of the asking price. The average sold price was $2,355,000. In November the homes sold within 98% of the asking price with an average list price of $1,565,000. Days on market for November averaged 54 days before selling. December market time picked up to 50 days before selling. Last year 482 homes sold in P.V. within 48 days on the market.
