The Irvine Nature Center will celebrate a grand opening weekend September 12 - 14. The Irvine Nature Center was founded in 1975, and is committed to sharing environmental awareness with the community. The Irvine Nature Center is located in the Caves Valley region at 11201 Garrison Forest Road, Owings Mills, MD 21117.

The Irvine Nature Center has a reputation of sharing a love of nature with children and adults of all ages. The grand opening weekend will be a two day free festival of food, games, guided nature walks, and introductions to resident animals.

The Maryland CDA Program: Helping Home Buyers

The Maryland CDA program helps buyers qualify for a house with little or no money out of pocket.

What exactly is Maryland CDA?

CDA is a loan program offered through the Maryland State Department of Housing and Community Development. It is most commonly used in conjunction with DSELP (down payment and settlement expenses loan program), a possible $2,500 no interest, no payment loan to help first time buyers and others with closing costs. There is also a grant program available, where home buyers may receive 2% or 3% of the sales price in a grant, that they never have to repay.

If you work for the state of Maryland, Johns Hopkins, or many other companies, CDA has a program that matches the contribution these employers make to their employees. This is in addition to other aid you may be eligible for.

Some facts about CDA:

· You don't have to be a first time home buyer if you are purchasing in Baltimore City or certain targeted areas

· Closing assistance may be COMBINED with up to a 6% Seller Concession and even possibly county programs

· Get a lower than market rate

· Carrollton Bank is an approved CDA underwriting in house lender.

Documents Your Lender Should Request in Advance

• Recent pay stubs covering the last 30 days

• W2s for the last two years

• Tax returns for the last two years

• Bank statements for all accounts covering the last 60 days

• Asset account statements (401k) covering the last 60 days

• Contact information to verify all employment for the last two years

Attending Settlements

One of the highlights of my job as a residential loan officer is attending settlements with my clients. In some cases I have worked with clients for years before they are ready to make the transition to home ownership. When the final documents are signed and the keys are exchanged I am usually just as excited as the new home owner. I think it is important for me to be on hand to answer any questions that arise at settlement and make sure the title company has everything they need from my closing department to complete the transaction. I also take the opportunity to exchange business cards with everyone at the settlement table and deliver a color copy of the appraisal with return address labels to my clients.
