This is the first (but hopefully annual) event where you can relax - listen to music, meet some of the animals that are in need of a good home, even learn more about how to support groups that are helping our homeless pets. There's a line up of entertainment all free for you to enjoy Rootzie, The Loners, The Hevy Pets, Arielle Bryant, Bomb Sniffin’ Dawgs
So head on over to the Koka Booth Amphitheatre in Cary on April 19th. Event starts at noon but doors open at 11:00 till 5:00 pm - so grab your lawn chairs, pack a lunch (or grab a bite from one of the vendors onhand) and come spend a day with family and friends.
But leave your furry pets at home for this one - who knows you may take home a new friend.

By now you have probably heard about the merger between Pulte and Centex builders as CNNMoney.com announced today - Pulte to acquire Centex in $3.1 billion stock-and-debt deal - Apr. 8, 2009. I heard that it's to be rolled out sometime in 3Q of this year.
Reading about the merger I couldn't help but wonder how this will affect the Raleigh market. Builders in our market have had a terrible time - (especially those with loans through SunTrust) - and we've even seen some of the bigger national trac builders file for bankruptcy protection.
However these two builders Centex and Pulte have a long history in our market and have built some very nice developments. They've ranked in the #2 & #3 spot of residential builders (respectfully) here in the Triangle according to the TBJ 2009 Book of Lists. There's a breakdown of their sales figure and activity as reported today by the Triangle Business Journal.
Let's explore what you'll find on the market in the Raleigh area to buy one of these builder's homes. Here's what you'll find available;

Subdivisions; Amber Ridge, Churchill, Harrington Pointe, Heritage Wake Forest, Highland Creek, Peyton Hall, Sumerlyn, Weston Oaks. Townhomes at Greenbrier adn Stone Creek Village

Subdivision; Sutton Place, Harmony Glen. Townhomes at McCrimmon at the Park and Creekkside at Tryon Village
Next we'll see which one is getting those buyers in today. According to the TMLS it's a tie - they both have 15 homes under contract.
Centex reports 41 sales so far this year between $135,000 - $490,000, and they averaged 96% of lit price. Pulte has 14 closed so far this year between $199,500 - $519,900. They succeeded in receiving an average of 91% of their list price.
So hard to say who will win - except it's for sure that they will dominate the Raleigh real estate market with their combined activity. It will be exciting to watch.

Mother nature can be cruel! Just got this warning;
Freeze Watch for Wake County until 8:00 a.m., Apr 8
The National Weather Service has issued a Freeze Watch for Wake until 8:00 a.m., Apr 8.
That's right a two day freeze warning!!! Hard to believe with all the blooms out around here - the daffodils and tulips - redbuds and tulip trees that it could freeze. Everything seems to be in bloom!
So tonight please be sure to bring indoors any seedlings you've started and have outside in containers. No sense in taking a chance with the cold spell heading this way for the next few days... Hopefully it won't be too heavy to cause damage to the young buds on our perennials.
But we'll all be looking forward to spring again towards the end of the week when we'll get back into the 70's. Maybe the cold weather will shorten the pine pollen this year. That would be a blessing of sorts...

February statistics are in for the Triangle area (see the graph below for the cities included in graphs showings).
Let's start off by looking at the showings that took place last month.
To get any real estate market jumping there at least needs to be buyers out looking at homes right?
You’ll see in the graph to the left that showings dropped for the month of February this year over last – sadly a 33% drop. Not encouraging news but there were still 54,336 showings logged in according to our CSS (Centralized Showing Service).
Below the graph will break down just where those showings were by city. Raleigh still leads the pack but remember “Raleigh” refers to a large area of homes for sale here. It covers from the Swift Creek area to N. Raleigh all the way up to Wake Forest.

But the question remains did any of those showings actually result in homes selling? Let's look at the numbers for Wake County as reported in our Triangle Multiple Lisitng service. There the answer is yes but not even close to last year’s numbers as you’ll see from my chart below.

Next let's take a look at the complete breakdown of what was sold here in Wake County for February (including sales not reported in the TMLS report). The chart below is courtesy of Stacey Anfindson - T.A.R.R Report.
Compare these facts with January’s market trends and our market is really getting off to a slow start this year.

So there you have it – the not so great news coming out of the Raleigh Real Estate market for February. But hope runs eternal and as our spring market starts to gear up I’m confident that the March numbers will show a marked improvement.

This mornings News and Observer article (the Raleigh area paper) has had my phone ringing today... did I hear the news? Not having read the article I went online to find the article causing such a clatter. Here's what they reported:
"According to census numbers released today, the Raleigh-Cary metropolitan area, which includes Wake, Johnston and Franklin counties, grew by 4.3 percent from July 2007 to July 2008, and is now home to close to 1.1 million people. It well outpaced its closest rival, the Austin, Texas, area, which grew by 3.8 percent. The national average was just under 1 percent."
Interesting article. It goes on to report some not so stellar facts but that's not my point of concern here. I'm not sure where the staff writer Ms. Kristen got her info but I quess that's why she's a reporter and I'm not.
However the article and stats reported above caused me to raise an eybrow... For you see when someone refers to the Raleigh-Cary metropolitan area (which is really in Wake county by the way) how can they include Johnston and Franklin counties in the stats? Now I know that Wake county has grown exponentially over the past so I wanted to gather some facts for those interested in just what Wake County has done.
So off to the U.S. Census bureau I went to gather some info for myself. Here's what I found:

I then went straight to the horses mouth so to speak - I scurried over to the Wake County web site to get their statistics for our county's growth and here's what I found they report;

2011 Forecasted population: 961,739
2006 Population density: 950 people/sq. mile****
2006 Median age: 34.6 years*

So there's my finding to those who are interested in exactly what the Raleigh & Cary in the Wake County area are doing.
