I don't find foreclosed horse farms in the Raleigh or Durham NC area often but this one is too good to pass up.

I was born into a real estate family in upstate NY and watched real estate from the dinner table. I had no friends or family network, no college buddies, no corporate relationships from a job path and only my ex-husbands family who lived about 20 minutes away. Let’s just say that they weren’t a gold mine or referrals nor were they buying anything anytime soon, enough said! I did however have the guts to open my mouth and start talking to people I met on the streets. In 1999, the internet wasn’t nearly the source of business that it is today. I joined a team and proceeded to sell over 20 homes my first year but it was costing my superior thousands of dollars each month to “get us out there”. I didn’t know any better and thought, “This must be how it works!” Maybe then, but not now…so are you ready to learn a few tips and tricks from someone who’s figured out how to capture business, improve your bottom line and build value to home buyers and sellers in your marketplace? Your job on each of these sites is to “brand yourself” with the same picture, contact information, profile description and slogan. If someone Google’s you or does some research, it needs to be similar on each site. I could go one with 300+ more sites but I'll cover that on a list of effective sites tomorrow.

If you can start offer a “Deal of the Day” with a posting, or write an upcoming event in your area. If you’re not comfortable sharing your opinion on your market there are plenty of resources and articles that you can use, add your own twist and publish on your blog. I DO NOT MEAN COPY and add your name! That will get you in trouble!

I relocated to Raleigh, North Carolina area in 1995 to attend college at Campbell University. I vividly remember stepping off the airplane thinking ughh, this airport is old!! Times have changed and the Raleigh-Durham International Airport is starting to make me proud to be a Triangle area resident.
Many people travel in and out of RDU Airport everyday for quick work trips into Research Triangle Park. The Triangle NC area needs to show that we are modern, clean and growing. I think the airport makeover was an absolute must. I've enjoyed my trips in and out of both Terminal 1 and 2.

Buying an investment home used to be a "normal" call I would receive several times a week. I've noticed lately that no one is calling with that request anymore. Hmmm...could it be that the first time home buyers snatched up all the inexpensive homes in the Wake County, NC
I know that Knightdale, Wendell, Zebulon and Garner are usually great towns to find starter homes for sale. The typical home you'll see available has 3 bedroom, 2 baths and is less than 1500 sq ft. The home prices range from$80,000-$140k That seems to be the sweet spot for first time home buyers and investors searching for rentals. Maybe the supply has dried up?!
My team has assisted on over 200+ investment purchases over the past several years. I still search daily for deals, foreclosures and distressed homes for sale.
I know my usual pool of investors here in Wake county has changed their strategies. Instead of planning to flip homes, they now purchase with a longer term focus.
HOLD, Rent, Update and Resale...its a 5 year plan not a 5 month rush! I personally think now is a great time to consider investing. You'll need at least 10% down payment and solid credit. If you don't have those two requirements in place...start preparing now. There will be some killer deals in 2010!
