Should you give a down payment as a gift?

It’s that time of year again when people are running around trying to find the perfect gift for their loved one. With home prices and mortgage interest rates at all-time lows, you should consider giving the gift of a down payment instead.

There’s a great article at CNNMoney.com with details on when it make sense to give a gift of down payment money, compared to lending the money or cosigning a loan.

If you are a first-time homebuyer who is hesitant because you don’t have the funds for a down payment or closing costs, you can turn to your family for assistance. You may also qualify for up to $3,500 in grants from the city and state (Philadelphia, Pennsylvania). Call me today at 215-922-7900, or at 267-918-3691 to schedule your free consultation today. You could own your new home in 45 days or less!

Just posted a new video testimonial

Real estate agents: I can buy your shortsale listings

If you are a real estate agent with shortsale listings, I may be able to help your sellers get their properties sold. I specialize in buying properties facing foreclosure by taking over the mortgage payments.

If this is something you believe would help your client, call me at 267-918-3691. You can get your client's home sold quickly, and still get paid a commission to boot!

I am looking to hire a licensed showing assistant

Looking for a licensed showing assistant to show homes and/or apartments to preapproved clients. Must speak Spanish fluently. All lead generation, mortgage preapproval and contract writing/negotiation is done by the team leader. No other work is required. You are paid on a commission split basis with opportunity to earn bonuses. This is an ideal position for agents who love helping buyers, but don't want to deal with the work of securing new clients or contract negotiation. If you have placed your license in escrow, assistance will be provided to reactivate the license.

First-time Homebuyer Tax Credit Countdown

There are only 84 days left to take advantage of the Federal tax credit for first-time homebuyers. First-time homebuyers are eligible to receive a tax credit of up to $8,000 if they purchase a home by November 30th. The average transaction takes 30-45 days to complete. So what are you waiting for? Here are a few common reasons:
  • I don't have enough money for a down payment. You can use the tax credit as a down payment. There are also additional grants that can help you with the purchase of your home.
  • I purchased a home in the past so I don't think I qualify. If you sold your home at least three years ago, you are still considered a first-time homebuyer.
  • I don't think I have good enough credit. You can be approved with a credit score starting at 580. We can check your credit for free, and have you approved within one business day.
  • I'm in the middle of a lease. Most landlords will let you break a lease if you're buying a home. And even if you have the pay to get out of the lease, the amount of your tax credit would more than cover it.
  • I also want to use any grants I may be eligible for. The Federal tax credit does not affect your eligibility for grants such as the OHCD grant from the City of Philadelphia, or the PHFA grant.
  • I don't know any real estate agents. You do now! First-time homebuyers are one of my specialites. Contact me for a confidential consultation.
