Interest rates below 4%? Time to buy a mansion!
This article refers to a couple of terms and I thought I would put them in my own definitions for real world experiences. These definitions are my own interpretation and stem from several hundred interviews with distressed homeowners.
Weak Labor Market: It used to be if you needed more money you got a second job doing something perhaps you didn’t like doing. You might have worked in the evenings or Saturdays at a grocery store or fast food restaurant. If you’re a construction worker, like many of my clients, you did side jobs for cash. Those jobs are gone. More importantly there may not be a first job.
Outstanding loan balances that exceed property values: People that still own their home that owe more than it’s worth. These are people that have called the bank asking for a reduction in payment or loan size. Their bank responds in kind by leading them on for months at a time. Eventually after a long process of the bank “helping” them, ultimately nothing happens. Or worse they get a modification that saves them $14 a month. (true story 100 times over). Eventually left with an unaffordable payment and no help from the bank, these people usually will just walk away other taking advantage of a short sale. This will cause ultimately more foreclosures or loss in purchase prices.
So that leaves us with unemployed or underemployed Americans who can’t afford their mortgage. This is not news to anyone. What it does mean is if someone is paying $700 a month in rent and haven’t bought a home before, they can very nearly afford a mansion here in Arizona.
But what about folks that have lost their home? What do they do? Private money sources will design loans for foreclosed on homeowners. It’s already happening. Even if interest rates skyrocket IT WON’T MATTER. With prices remaining low, a 9% percent interest rate on a $90,000 home is still only $724 a month. 11% percent? $850 a month. I’m not proposing this will solve the housing crisis just create more affordable housing for more people. And I think that’s a good thing.
Beyond that a lot of people are converting their 401K into a self managed IRA. With that being done they can use their 401K to buy or leverage two or three small homes resulting in a residual income. I will write more about this in another blog post.
