Real Estate Statistics 4th Quarter of 2011

Comparison of St. Louis Mo with National Statistics

According to the latest quarterly report by the National Association of Realtors "housing affordability conditions improved in most metropolitan areas from softer existing-home prices and record low mortgage interest rates in the fourth quarter, with rising sales and lower inventory creating more balanced conditions".


The median sale is where half of the homes sold for more and half for less. This number can be skewed at times because of the number of distressed sales. The national median existing single-family home price was $163,500 in the fourth quarter, down 4.2% from $170,600 in the fourth quarter of 2010. Regionally, the Midwest median declined 3.3% to $134,100 in the 4th quarter from the fourth quarter of 2010. The number of homes sold increased 7% in the 4th quarter and were 14.1% higher than a year ago. (Information from National Association of Realtors press release of 2-9-12)

In St. Louis Mo, the average sale price for the 4th quarter of 2010 was $166422 and $152514 in the 4th quarter of 2011. The median sale price was $112,000 in the 4th quarter of 2010 and $95000 in the 4th quarter of 2011. The number of sales rose slightly in the 4th quarter of 2011 from 3328 to 3667. These statistics conclude that home buyers in St. Louis have strong purchasing power and make it clear that now is a good time to buy.

Sellers, if you need to sell, it is prudent to go over the statistics provided by your realtor and price your house right at the beginning. Remembering when and saying "I'm not going to give my house away" is a coulda-shoulda-woulda and will not profit you. It is more important than ever to do the repairs suggested by your realtor before your house hits the market.

Postscript to Minor Bathroom Makeover

My article on bathroom facelifts has me focused on bathrooms now and since I am becoming a technology freak, I couldn't pass up sharing this article with you from Houselogic entitled 3 Hot Trends for Bathroom Remodeling in 2012 by Jamie Goldberg.

The three trends she lists are:

  1. Jetson's toiletConservation rules that will be popping up as regulations which will affect your remodel plans
  2. New technology which involves iPhones, high-tech toilets (a bun warmer? or a toilet seat night light?), television screens in your medicine cabinet, etc
  3. New safety features in showers, tubs and flooring

(Wow! a toilet with a remote control?!)

It all sounds like some creativity and fun can be had in our smallest and most essential room in the house.

According to the Cost vs Value Report 2010-11, the cost of an average bathroom remodel is $18163 in St. Louis and the recapture is 63%. However, there are many small touches that are very inexpensive that can make your bathroom take on a new and current look. Sometimes with just a couple of hundred dollars and a little elbow grease, a weekend do-it-yourself project can produce a 100% return on your dollar.

In this bathroom, my client spent a Saturday adding a glass tile back splash and a glass shelf. This little bit of "extra" put the finishing touches on this lower level bathroom.

According to Kristi at Addicted 2 Decorating, this project got a little more intense than she would have liked but it was inexpensive and gave the bathroom a whole new look. Click on the link for the step by step. She made the brass go away with oil-rubbed bronze.

Here is something I did to my bathroom. This wooden cabinet look was going to cost over $1500 in all the supply catalogues. I found this old sewing machine cabinet in a pile of junk at an estate sale and paid $100 for it, the sink was $70, the glass counter was approx $300. The glass could easily be switched to a granite.



These are just a few samples of inexpensive bathroom projects that can make a difference in your sale. Sometimes it is just changing the shower curtain and towels, or just painting. Cost vs Value = Small kitchen Makover

Kitchens are still a selling point

The kitchens are still important to a buyer. However, data is showing that major kitchen remodels in St. Louis MO in 2010-2011 have a return just a little over 70% in midrange properties and over 76% return on minor kitchen remodels. According to Remodelling Cost vs Value 2010-2011, the average cost for a major kitchen remodel was over $62000 and $23000 for a minor remodel (St. Louis). Here are some makeovers that are in the under $23000 category that could make a difference between a sale or sitting on the market and also give a return on the investment.

Maria's Smart Kitchen Facelift in The Kitchn. This inexpensive minor remodel required some elbow grease from the owner but it sure made a difference.

These kitchen facelifts give hope that a transformation can be done on a budget. In addition to the value added to the price, sometimes the new look is the difference between selling or not selling.

Cost vs Value Home Remodel Projects in Current Economy

What Home Improvements Are a Good Investment

Having been in the real estate business for over thirty years, it is always surprising to me to recognize that sometimes dinosaurs should check the statistics before opening their mouths. The advice I gave sellers over the last year was right on in most respects - which is to really lay low on the amount of money they are spending on improvements. However, in checking the cost vs value report for remodeling projects for the past year, I was shocked to see that garage door replacements were the only percentage increase in value both in St. Louis and nationally.

The Cost vs Value for St. Louis Mo for 2010-2011 indicates in both mid range and upscale homes a garage door replacement is the only improvement that has gone up in percentage of return. In the mid range homes, replacing the front door has also increased in percentage of return. All other home remodeling projects have decreased in value from the previous year.

The remodeling projects that have the highest percentage rate of return are siding replacement in both mid range and upscale homes. Attic bedrooms are high in return in the mid range homes and window replacements are high on the upscale homes.

St. Louis is not much different than the Cost vs Value National Statistics for 2010-2011. It seems that across the country the garage door replacement was the only project that increased in value.

The lesson here is to think twice about your projects in our current economy and make sure you are going to enjoy your home improvement for the amount of time you will be living in your home. Getting an opinion from your real estate agent is also a good idea.
By checking some of the statistics in your particular neighborhood an agent can give you some tips that are more specific to your immediate area, i.e. number of bedrooms and baths, window replacements, etc. The best advice you can follow is that clean always equates to dollars and paint is relatively cheap in the grand scheme of things.
