Things in my real estate world have been kinda crazy latelty (last 3 months) with more inventory, short sales, creative buyer financing and everything that goes with it.
Three weeks ago I had the opportunity to bring on some help on my team and hired an office manager Laura Fent. It has been a great three weeks and I look forward to what we will be able to accomplish together. Almost everyone I talked to that has taken that step has said they wish they had done it sooner and right now I am a believer.
Yesterday I had joined over 1000 agents and guests from the Michigan Northern Ohio region at Laurel Manor to see Gary Keller on his SHIFT tour. If you have never had an opportunity to see him in person and he comes to a town near you it would be worth your time and money to stop by. He realy speaks his mind and tells you what many people don't want to hear. Basically its time to get to work. Back to the grass roots of lead generation and lead conversion, getting lean and getting focused on that 20% becasuse in this market NOTHING else matters if you don't have enough leads.
OK so i'm still on my soap box from yesterday and maybe that's why i'm back posting but the reality is that if you want to survive this than hold on and hope for the best but if you want to thrive than dig in and get real with what you need to do.
Agents, LO's, title reps, appraisers, home inspectors even buyers and sellers, now is the time to take ahold of what you want in Real Estate. Those that are in the industry are going to have less competition than ever before and a great opportunity to capture market share. You buyers and sellers, its time to get serious, interest rates are still at historic lows and in most place so are prices.

In todays market in Lansing MI opportunities are plentiful, regardless of your price range. Although I have seen a huge increase of investors in our market taking advantage of the opportunity to purchase houses at unbelievable prices.
One of my insurance agents Dale Simmon owner Simmon Insurance Agencyhas always said "If a can of tuna fish is at its regular price how much are you going to buy? Not much right? What if cans of tuna fish were on sale for $.25! How much would you buy now? You' would probably back up the truck and buy as much as you could right?" Well guess what. Tuna is on sale and it won't last forever.
There are currently 375 ACTIVE listings under $50,000 in the Greater Lansing MLS. Savvy investors are finding ways to borrow money to take advantage of the housing market in our area. Many of these houses need little to no work to bring them up to code and become great rental units. This is not a market for "Flipping Houses" this is a market to build a great portfolio of investment properties that could cash flow for you for many years to come.
Its not all wine and roses though there is always risk and lenders have tightened the reigns on lending money to investors. One hurdle we are seeing all to frequently now is that appraisals have been coming in below value and marked "Declining Market" and rightfully so. We are in a declining market that's why you can buy a 3 bedroom house for under $10,000! The days of 100% financing on investment properties has passed.
Many people I talk to like the idea of investing in rental houses but don't want to be a land lord. Well I'm with you! The good news is there are many reputable property management companies out there that will not only manage the buildings but will handle the rental contracts, repairs, maintenance and you just own the building.
