Why can't I get leads from the Internet?

I have been having limited success with my Internet marketing campaign. I setup my website at http://IntegrityRealEstateTeam.com and have been trying to get eyeballs to it. I use craigslist.org to advertise listings and have had very little response. I think this is because it is saturated here in Northern California. I was wondering if anyone would be willing to share ways how they are successfully using the Internet for leads for minimal/no additional investment. I have plenty of time, just very low on cash right now.

Suggestions for Video Camera

A friend of mine in the industry told me I should have some video on my website. He suggested the Flip Video Camera. I'm wondering if anyone is having any luck with this camera or others to take video tours of homes, testimonials, and cover some local events. Which camera do you favor? Which editing software works best for you?

Help Finding Lender Partner in East Bay, SF

Our in-house lender from Bank of America cleared out her office in the middle of the office. I am seeking new Lender and here are the requirements: Smart, attractive female to soften my sharp edges, spanish speaking, returns calls the same day, and loves doing FHA loans. I would like to do home buying seminars at local business together. Am I asking too much? Does anyone know someone that will fit the bill?

I was watching the news the other day and started getting depressed. I have been doing the Realtor thing for 45 days now and am not even close to listing or getting something under contract. I was ready to throw in the towel this weekend but then I thought I love this real estate biz. I am going to make my business work. It may take me some time but I will build my database and referral base... I'm not going to let anything stop me!

I recently posted a referral request on Active Rain from a friend of mine in Church. He lives in Berkeley, CA and is planning on buying an investment property in Raleigh, North Carolina. Well I posted the referral on Active Rain this last Saturday night and received 39 e-mails and 1 phone call that night!!!

Needless to say I was overwhelmed by the response. Most people offered 30% but some offered 25% referral fee. No big deal there. I wasn't sure who to go with but then one member made several very useful comments on one of my blog entries. Well I'm going with her and learned something important through this. If you are going to ask for business in this market you must go above and beyond and find creative ways to help your referral base build their businesses.
