I was at my bank today taking care of some business and in talking with a bank employee he told me he had been looking to purchase a home. He asked me about my services and then began to tell me how important he could see what I had to offer sellers. You see looking from the buyers prospective he understood what I was talking about. He said he had just passed up a home because of paint color.

Painting is such a simple and inexpensive fix. But as he explained, I do not want to take the time to repaint. I have seen too many homes on the market that are move in ready. Why would I want to make an offer on something I need to do work on?

I told him...exactly, this is why staging is so important to sellers. Staging is not always about spending a lot of money. Sometimes you just need to make some simple and inexpensive changes to make a sell.

Unfortunately the sellers of the home that he refered to may have lost a sell because of paint color.

"Lite" Staging Works - SOLD In Under 45 Days

Many of you read my post on 11-29-08 "Going Lite On Staging", the home was staged on 11-23-08 and went under contract last week, less than 45 days. The average DOM in our area is around 130-150 days.

Staging Day Gone Crazy

I posted about staging my first "lite" stage earlier this week. The Realtor called and said she leased the property and wanted to move the furnishings to another home. Not a problem, so we scheduled the move for today. I was on my way to de-stage the first home, the Realtor calls...STOP, they backed out. Ok, that's fine I hadn't arrived at the property yet.

Then here it comes...can you still stage the second home today, I have a 6:00 showing.

My mind was racing and I said let me get back to you. Knowing my inventory was low. I needed to see what I had. This was only a lite staging job but I took the challenge. After scraping the bottom of my inventory, a quick trip to Pier 1 and a run through my own home this is what came of it. This was on a very small budget, I staged the living area, kitchen and two baths. I'm a little nervous because the Realtor wasn't going to be able to view the property before her showing at 6:00. Hope she likes it!
