This is my first attempt at staging "lite".
The Realtor ask for a "lite" staging to warm up this early 70's home.
By adding trendy furnishings and accessories staging takes a so-so home and shows buyers what could be. This is a great first time buyer home with good bones.
Within three days after staging the Realtor said she has received several calls and has a possible buyer.
I was able to do a "lite" staging for the living room, kitchen, master bedroom and two baths for less than $200.00 per month.
I know there is a difference of opinion on "lite" staging, but I feel it depends on your local market. After staging this property and it being posted on the MLS I received two calls requesting "lite" staging from other Realtors.



This was the comment I received from a homeowner today. This homeowner knows from watching HGTV that she needs to call in a pro.
She stated that her husband didn't believe they needed any help...things are fine the way they are, he says. But she told me that she knew they needed a stager from what she had learned from watching the HGTV shows. She knows "things are not fine the way they are".
She has also called me prior to listing. Smart lady...she knows when and who to call for help. I have an appointment with her Friday and look forward to meeting with her. I just hope the husband will be on board with us.
There are different opinions about how some shows reflect on the staging industry, but I feel overall (at least in my area) they help educate homeowners on the value and concept of staging. I am beginning to receive more calls prior to homeowners listing, and I often hear something about HGTV.

The Fayetteville Square has thousands upon thousands of lights displayed each year. If you're in the NWA area during this time you don't want to miss this fantastic display.





This is a perfect example of how inexpensive adding some warmth to a space can be. This homeowner already had great wall color and bedding. But the room was lacking the warmth needed to really show the space. I shopped what the homeowner already had. Not one penny was spent on adding to this space.
BTW this is a smart homeowner that has contacted me PRIOR TO LISTING HER PROPERTY!
