Nu River Landing Condo Downtown Fort Lauderdale

There are still some grear buys available at Nu River Landing Condo located on the south side of historic New River Down town Fort Lauderdale... But the inventory is going down quite fast. As of February 18, 2011 there are only 20 active listings. There were 33 closings within the last 6 months. There are 13 units in contract and 17 units in a "back up contract" status...

What does this mean? 3.6 months supply - looks like the market is turning towards the seller's market at NuRiver. Call 917-902-2357 for more details..

Property taxes in Broward County Florida

Property owners in Broward County started to receive TRIM notices in the mail. The notice indicates the Assessed Value of the land and buildings, which determines the amount of the Real Estate taxes.

If you think that your property is over-assessed, you have to file an appeal with the Value Adjustment Board. The deadline is September 18, 2009.

Unless you really know how to prepare the evidence for the hearing, - notwithstanding the disapeared "presumption of correctness" rule -hire an agent who can do it for you. Make sure your agent knows your area and will show up for the hearing...

I specialize in Broward and Palm Beach Counties. Last year I saved property owners (residential and commercial) thousands of dollars in their property taxes, - e-mail me for references. My results are based on my combined sales and appraising experience, education, and most important - excellent team of real estate professionals...

My start up fee is only $55 (which includes statutory $15 filing fee), the rest is contingency based.

Property Tax Appeals Broward County Florida

If you filed a petition to appeal your real estate taxes, you probably already received (or will soon) a notice to submit your evidence prior to the hearing at the Value Adjustment Board. It is very important to come up with the right data. At least seven days prior to the hearing the Property Appraiser representative will send you their evidence. Review it and make sure there are no errors or inaccuracies.
